Water Damage Assessment & Inspection in Port Coquitlam
Citadel window wells, Mary Hill drains, and Riverwood sumps each get a Port Coquitlam moisture map with readings, photos, and a category.
Citadel wells take the uphill lot, and Oxford Heights does the same on a steep driveway. A Port Coquitlam inspection has to say which lot you are on before the readings make sense. Mary Hill and the central grid still have older basements and laterals that show up at the floor drain. Riverwood and Lincoln Park sit low near the rivers, and the sump is the machine that keeps groundwater in the pipe. A foyer valley on a newer two-storey roof is a third inlet, up in the ceiling, with wet insulation the stain does not measure. Oxford Heights gets the same well photo as Citadel when the driveway is the slope.
We name the category of water, shoot photos of the inlet, and build the moisture map from the meter and the thermal camera. This is the inspection. Readings sit next to a photo so nobody has to argue the location later.
Citadel Heights window well moisture map at the uphill glass
Citadel Heights and Oxford Heights push runoff into the well and along the uphill wall. We meter that wall in a grid and we photograph the well and the driveway grade. The downhill side gets a comparison reading so the moisture map shows where the water sat.
The thermal camera finds the cold gypsum beside the glass when the paint still looks even. Surface water is the category until a pipe says otherwise. If a sump on the hill is stuck, we note whether it was running, seized, or unplugged. That line changes the story.
Mary Hill older basement moisture map around the floor drain
Mary Hill and central Port Coquitlam basements still back up at the floor drain when the lateral surcharges. We photograph the drain, the waterline, and the laundry standpipe, because a hose and a backup are different categories. The moisture map starts with that inlet, then the meter walks the slab and the bottom plate.
Carpet and pad get a reading at the tack strip. If the laundry riser was the route, we say so. Thermal images help under panelling. A supply burst caught the same day is cleaner water, and we write that only when the pipe is the source.
Riverwood low lot moisture map when the sump falls behind
Riverwood lots sit low, and the sump is what stands between the footing and the floor. We photograph the pit, the discharge line if we can see it, and the waterline on the wall. The meter reads the slab from the pit outward. The moisture map says whether the pump was keeping up when we arrived.
Groundwater here can look clear and still differ from a hot-water tank. We write the inlet we can see. If the discharge was full and the pump was recycling into the basement, that leads the page.
Lincoln Park footing moisture map near the river side grade
Lincoln Park and the other low streets deal with a water table that the hill neighbourhoods do not share. We meter the footing, the slab edge, and any baseboard that has swollen, and we photograph the grade outside. The moisture map shows the distance from the wall to the last high reading.
A ceiling valley over a foyer is a separate block if that stain is also wet. Leaks from the bath overhead land in the hallway lid, and the bath floor often reads higher than the lid beneath it. We meter both. Those categories stay on different lines.
