Water Damage Assessment & Inspection in Surrey

Water Damage Assessment & Inspection in Surrey

Newton crawls, Cloverdale skylights, and Guildford laundry each get a Surrey moisture map, with meter readings, photos, and a category.

Newton, Whalley, Cloverdale, Fraser Heights, and the rest of Surrey

Newton crawls tell on themselves once you open the hatch. A Surrey inspection has to name the era of the house before the square footage means anything. Newton and Whalley still have older crawls and laterals that surcharge at a basement floor drain. Cloverdale and Fraser Heights add roof valleys, skylights, and window wells on the slope. South Surrey near the Nicomekl sits low, and the slab edge is where groundwater shows. Guildford upstairs laundry dumps into the ceiling under the machines. Houses from the 1980s and 1990s often still have polybutylene, and a pinhole in that pipe is its own inlet. We note the decade on the page.

We write the category of water from the inlet we can see, not from the room that looks the worst. Meters, a thermal camera, and photos fill the moisture map. This is the inspection. Your file gets the inlet, the category, and the bays we could actually reach.

Newton older crawl moisture map beside a tired lateral line

Newton bungalows and a lot of Whalley houses still have a shallow crawl or a low basement, and the lateral is old enough to surcharge. We open the hatch, pin the joists, and photograph the soil and the pier line. If the floor drain is the inlet, that leads the notes, because the category is then dirty water.

The moisture map lists bays, with sill and subfloor readings that show how far it climbed. A polybutylene supply leak in a 1980s house can wet the same crawl with cleaner water. We only write that category if we find the pipe or the stain path.

Cloverdale valley and skylight moisture map above the hallway

Cloverdale roofs let water in at valleys and around skylight curbs. Fraser Heights adds those same roof details, plus a window well on the uphill side. We meter the ceiling stain and two bays past it, because wet insulation is rarely the size of the paint mark. The upstairs floor gets a scan if the valley sits over a bathroom or a hall.

A thermal camera shows the cold insulation the stain has not reached yet. Photos include the ceiling, the skylight curb if we can see it from inside, and the meter. The moisture map separates a roof bay from a window-well wall. Those are different inlets.

South Surrey Nicomekl moisture map where groundwater sits high

South Surrey lots by the Nicomekl sit beside the ditch, and the slab can read wet along the outside wall after a long rain. We meter the slab edge, the baseboard, and the garage if it shares that wall. The outside photo shows the grade and the ditch, so the number has a source.

The moisture map marks how far the high reading comes into the room. Groundwater and a dishwasher line can both wet a kitchen, and the category changes the cleanup. We write the inlet we can defend. If the only evidence is a damp slab edge and a full ditch, that is what the page says.

Guildford upstairs laundry moisture map through the ceiling below

Guildford houses with laundry on the upper floor leak into the ceiling and the insulation below, and the stain in the foyer is smaller than the wet batt. We meter the lid, then the laundry floor, the pan, and the wall behind the machines. Hoses, the standpipe, and the supply valves each get a look. The category depends on which of those failed.

Photos show the ceiling, the meter, and the machine connections. The moisture map lists both floors. A thermal camera traces the wet band across the joists when the paint is still even. The inspection stops at that record.

Questions about water damage assessment & inspection in Surrey

Can you map a Newton crawl if the house has no finished basement?

+
Yes. The crawl is the inspection. We pin the joists we can reach, photograph the soil and any tide line, and note the lateral if a drain is part of the story. The moisture map is those bays and readings. A living-room average would hide the wet sill. You get the under-floor page, because that is where the water is.

A Fraser Heights ceiling stain is small. Do you still come?

+
Yes. Small stains over a valley or a skylight usually mean wet insulation in more than one bay. We meter past the paint and we use the thermal camera where the ceiling is vaulted or tall. The moisture map shows the bays, not the size of the mark. Window-well walls on the same hill get their own lines if the basement is wet too.

How do you class water in a 1990s house with polybutylene?

+
If the inlet is the supply pipe, we write clean supply water and we name the material if we can see it. If the floor drain or a laundry standpipe brought the water up, the category is the drain, even in a polybutylene-era house. The pipe material is a finding. It does not pick the category by itself. Photos of the fitting go in the file.
