Water Damage Assessment & Inspection in Vancouver

Water Damage Assessment & Inspection in Vancouver

Kits plaster, East Van drains, and downtown stacks get a Vancouver moisture map with meter readings, photos, and a water category.

Kitsilano, Mount Pleasant, East Vancouver, Dunbar, and the rest of Vancouver

Kits character houses still hide water in the lath and under the floor. A Vancouver inspection starts with a meter on the plaster. Paint colour is only a rumour. Kitsilano, Dunbar, Hastings-Sunrise, and Mount Pleasant keep fir floors and crawl spaces from the older building stock. If the scan on the floor climbs, the hatch gets opened. East Vancouver basements take combined-sewer water at the floor drain, and that category is written as soon as we see the inlet. Marpole lane garages sit low and catch water off the lane. Downtown and the West End are concrete, so a wet ceiling usually means the suite above.

We leave a moisture map, photos, and meter readings. The thermal camera is for bays the stain does not explain. This visit is the inspection, and drying gear waits until the map says what got wet. What you can send on is the readings and the pictures, not a hallway guess.

Kitsilano plaster and fir moisture map inside a character house

Kitsilano plaster can look dull and still be wet on the lath side. We pin the wood where a blister gives us a spot, and we scan the rest of the wall in a grid. Hastings-Sunrise houses with the same plaster and fir get that same reading. Fir floors get a scan before anyone talks about sanding or lifting.

Photos show the meter, the blister, and the room, not a close-up with no context. The moisture map names plaster, lath, or board, because those dry on different clocks. A slow supply leak and a roof drip at the chimney are different categories. We write which one the inlet supports.

East Vancouver floor drain moisture map when the sewer surcharges

East Vancouver still has combined sewers on a lot of the old grid. When rain piles up, dirty water rises at the floor drain, or it climbs out of the laundry standpipe. We photograph the drain, the waterline, and the sink. The category stays dirty water until the inlet says otherwise.

The meter walks the bottom plate, the slab, and the stair if water climbed. A thermal camera helps when the gypsum looks even. The moisture map lists every room that still reads high for you.

Marpole lane garage moisture map at the low slab edge

Marpole lane garages take water off the lane when the block is low. We meter the slab at the door, then two metres in, then at the house wall if the garage is attached. The outside photo shows the lane grade and where the water sat.

If the water crossed the threshold, the moisture map continues into the room it entered. Mud on the slab is a clue to surface water. A clean supply line inside the garage is a different category, and we only write that if the hose or the bib is actually the source. The map keeps those inlets apart.

Dunbar crawl space moisture map beneath the post and beam

Dunbar character houses often sit on a post-and-beam floor over a dirt crawl. Mount Pleasant fir floors hide the same kind of cavity. We scan the floor from the room, then we open the hatch and pin the joists, the sill, and any pier that shows a tide line. Bins get shifted if they are sitting on the wet bay.

The pin numbers are the record. Photos show the soil, the vapour barrier if there is one, and the wet wood. The moisture map is a sketch of bays, because a single room average hides the wet corner. Downtown concrete is another page: a ceiling grid and the suite above.

Questions about water damage assessment & inspection in Vancouver

Will you open plaster in a Hastings-Sunrise dining room?

+
We meter first. A scan and a pin at a blister often answer the question without a hole. If the bay is clearly wet and you need the cavity confirmed, we mark a small opening and we say so before the knife comes out. The moisture map records the reading either way. Opening a wall is not the default on an inspection.

What goes on a West End concrete suite moisture map?

+
Your ceiling in a grid, the wall under the stain, and the floor if water crossed it. Photos of the meter and any active drip. We name the suite above or the stack when the path is obvious, and we mark it unconfirmed if strata has not let us in. The category follows what landed in your unit. The page is your suite, written so a stranger can read it.

Does a Marpole lane garage need its own moisture map?

+
Yes, if the slab is wet. The garage map lists door-edge readings, the waterline, and a photo of the lane grade. If water crossed into the house, that room gets its own lines on the same visit. Surface mud and a supply leak do not share a category. You will see both called out if both are present.
