Water Damage Assessment & Inspection in Richmond

Water Damage Assessment & Inspection in Richmond

Steveston slabs, Brighouse stacks, and city centre parkades get a Richmond moisture map from meters, photos, and a water category.

Steveston, Brighouse, East Richmond, Seafair, and the rest of Richmond

Steveston slabs sit near a high water table, with the dikes holding the city where the tide would otherwise be. A Richmond inspection is about the slab, the garage, and the stack between suites. Brighouse townhouses and city-centre concrete move water through a party wall or a parkade ramp. Seafair and Broadmoor ranchers hide water in a tile mud bed or under vinyl, and the kitchen can look almost fine while the doorway is the wet spot. East Richmond bays and Hamilton ground floors take roof drains on low buildings. The water shows along the concrete edge and inside the garage. We write the building, not a generic city.

Meters on the concrete, photos of the lifted corner, and a thermal camera on the ceiling fill the moisture map. We name the category of water from the inlet. This is the inspection. You leave with the grid, the photos, and the category written beside the inlet.

Steveston slab edge moisture map where the water table presses

Steveston houses are slab-on-grade, and a failed perimeter drain shows along the concrete edge and inside the garage. We meter the concrete at the wall, then a metre into the room, then at the garage door. The outside photo shows the grade on this flat, diked ground.

The moisture map records those distances and the floor covering that was hiding them. Vinyl and laminate come up only as far as we need to read the slab. A mud bed under tile gets a reading if we can reach an edge. Groundwater and a supply leak under the vinyl are different categories. The page says which inlet we can support.

Brighouse townhouse stack moisture map between concrete suites

Brighouse townhouses and the concrete suites nearby flood from a stack or from the home above. We meter your ceiling, the party wall, and the floor where water crossed a doorway. If the upstairs suite is locked, the moisture map names it and marks it unconfirmed. The category follows what came down.

Photos show the stain, the meter, and any active drip. A thermal camera traces the wet band across the gypsum when the paint is still flat. Parkade ramps under the same buildings are a separate area. If both the suite and the ramp are wet, you get two blocks on the map.

Seafair garage slab moisture map along the tile mud bed

Seafair garages and Broadmoor slabs take water at the door and along the edge where the mud bed starts. Tile can look solid while the bed underneath is wet, and the water travels sideways until it shows at a doorway. We lift a corner or read an open edge, then we meter the concrete we can reach.

Photos of that corner, the meter, and the garage threshold go on the moisture map. The category is rain at the door, groundwater at the edge, or a fridge line under the vinyl. East Richmond bays get the same edge readings when a roof drain lets go onto a slab.

Hamilton parkade ramp moisture map on the low concrete

Hamilton and the city centre keep water in parkades and on ground-floor slabs when the storm system is full. We meter the ramp, the low stall, and the lobby threshold if water crossed it. Photos show the waterline on the concrete and the drain that should have taken it. The moisture map is those spots with readings.

The meter does the work on bare concrete. The category is storm water at the ramp, or a domestic line overhead. One-storey ranchers on the same visit are a ceiling job, because a low-slope roof has almost no attic to hold the leak. We map the lid that is actually wet.

Questions about water damage assessment & inspection in Richmond

How do you read a Steveston tile floor without ripping it up?

+
We start at an edge, a transition, or a corner that will lift. The mud bed and the slab get a meter reading there. If that spot is wet, the moisture map says how far we could chase it and where the covering stopped us. Full removal is a repair decision after the map, not the inspection itself. Photos of the open corner are the evidence.

What belongs on a Brighouse townhouse ceiling moisture map?

+
A grid of readings on your ceiling, the wall below the stain, and photos of any drip. We name the stack or the suite above when the path is clear. The category of water is written from what landed in your unit. If the party wall is wet and the ceiling is dry, the map says that too. You can hand the page on as the inspection record.

Do city centre parkades get the same moisture map as a suite?

+
They get their own block. Ramp, low stall, drain, and the lobby if water crossed the threshold. A suite above that parkade is a second area with its own ceiling grid and category. Photos keep the two inlets from being mashed into one story. The written map is what the claim file is usually missing when both spaces got wet.
