Water Damage Restoration in Port Coquitlam

Water Damage Restoration in Port Coquitlam

Port Coquitlam restoration for river-side basements and Citadel hill houses. Sump floods and window-well floods are rebuilt differently.

Citadel Heights, Oxford Heights, Mary Hill, Central Port Coquitlam, and the rest of Port Coquitlam

Central Port Coquitlam, Mary Hill, Riverwood, and Lincoln Park sit closer to the rivers. Citadel Heights and Oxford Heights are the newer hill. Restoration has to know which lot it is on. A low-side basement dries against a slab that wicks. A hill basement dries against an uphill wall and a well. Older roofs near downtown leak at flashing. Newer two-storeys leak at a valley over the foyer.

Two basements, two rebuilds

Drain backups in the older grid remove pad, wet board, and insulation. A laundry-hose supply flood can keep more of the framing. On the hill, laminate at the well wall comes up and the batts come off the concrete. We do not sell one basement price across Port Coquitlam.

Foyer lids and upstairs baths

The hallway ceiling is often wetter in the bay than the paint suggests, and the bathroom floor above is wetter than the ceiling below. Restoration opens both when the meter says so. Flashing leaks near downtown are a smaller hole and a messier attic. We dry the attic bay before the ceiling is closed.

Slow concrete near the river

Daily readings matter more here than a weekend with a household machine. We leave equipment until the slab agrees. If the backwater valve or the sump is still stuck, the rebuild is temporary and we will put that in writing.

Lougheed and Mary Hill units

Flat-roof retail and industrial bays need the drain cleared as part of the storey of the loss, then a dry-down of the slab and any demising wall. Tenants get a log. Neighbours get named if the water crossed.

Questions about water damage restoration in Port Coquitlam

Can you restore an older central PoCo basement after a backup to a livable room?

+
Yes, after the dirty materials are out and the slab is dry. The new finishes go on the readings, not on a wish.

Citadel foyer ceiling and a wet basement. One project?

+
One house, two assemblies. We map both so the hill well and the roof valley are not mashed into a single vague invoice.

Do you come back to check the dry before repairs?

+
Yes. The log is the point. We do not patch from memory.
