Water Damage Assessment & Inspection in West Vancouver

Ambleside plumbing, British Properties millwork, and Horseshoe Bay wind each get a West Vancouver moisture map with readings and photos.

Ambleside, Dundarave, British Properties, Caulfeild, and the rest of West Vancouver

Ambleside houses along the water still hide older copper inside finished walls, and a leak can run through several rooms before a mark appears. Dundarave has the same older plumbing and mechanical rooms close to grade. British Properties, Caulfeild, and Sentinel Hill are large slope houses with finished lower levels and millwork cut into the hill. If the drain buried on the high side clogs, the finished lower floor is what gets wet. Horseshoe Bay takes wind-driven rain at exposed walls and skylights. Marine Drive shops take water at the sidewalk, and also from flat-roof scuppers. We meter the finish and the cavity behind it. Dundarave mechanical rooms get that same meter pass.

We meter behind the finish, shoot the thermal camera where the millwork hides the cavity, and leave a moisture map with photos. This is the inspection. The visit ends when the sheet matches the rooms we walked, dry ones included.

Ambleside older plumbing moisture map inside a finished wall

Ambleside and Dundarave houses lose older copper and long hot-water runs inside walls that look fine. We scan from the stain or the soft spot outward until the numbers fall. The pin meter confirms the peak. The moisture map lists those bays and the rooms the water crossed, because these floors run long.

Photos show the meter and the blister, plus the fitting if an access panel lets us see it. The category is clean supply water when the line is the inlet. A pump failure in the mechanical room is a different note, written only if that closet is the source. The page keeps the two apart.

British Properties lower level moisture map behind the millwork

British Properties and Sentinel Hill lower levels are finished into the slope, with millwork that hides the uphill wall. We meter the face of the wood and, where we can, the cavity behind it. A pretty panel can read dry on the skin and wet on the back. The moisture map says which side we measured.

The outside photo shows the uphill drain and the well or the window at grade. Surface water there gets its own category line. If the millwork has to come out later, that is a repair decision the map supports. On this visit we record readings.

Caulfeild skylight moisture map across a wind exposed vault

Caulfeild skylights and multi-valley roofs drop water into a ceiling that is not always under the hole. Wind-driven rain on this slope finds the curb and the head of a tall window. We meter the stain and the bays beside it, and the thermal camera covers the vault we cannot reach with a pin.

Photos of the ceiling and the camera screen go on the moisture map with a note about which roof plane the pattern suggests. We name a plane only when the readings support it. A flat roof over a wing and a skylight over the stair are different inlets. They get different lines if both are wet.

Horseshoe Bay wall moisture map after wind driven rain

Horseshoe Bay walls take wind-driven rain, and the wet gypsum is often at the outside corner rather than under a bathroom. We meter that corner, the window head, and the floor below if water ran down the cavity. The outside photo shows the exposure. The moisture map ties the high readings to that wall.

A lower level on the same lot still gets the uphill-wall grid if the grade is sending water there too. Those are two inlets. The category follows whichever inlet we can stand behind with a photo and a number.

Questions about water damage assessment & inspection in West Vancouver

Will you pull British Properties millwork during the inspection?

+
Only a piece that has to move so we can meter a wet cavity, and we say so before we touch it. Most of the visit is the scan, the pin at an edge, and the thermal camera. The moisture map records the face reading and the back reading if we got both. Built-in wood comes out later, if the numbers say the cavity is wet.

A Caulfeild skylight stain is small. Do you still map the vault?

+
Yes. The stain is only the low end of the path, and the insulation above a vault can be wet well past the paint. We use the thermal camera and we meter every bay we can reach. The moisture map lists reached and not reached. Patching the paint is not part of this visit. The page is there so the wet insulation does not stay in the roof.

How do you assess a Marine Drive shop in a hard rain?

+
We photograph the sidewalk grade and the door threshold, then we meter the floor inside. A roof drain on a low commercial roof gets its own note if the ceiling is wet. The moisture map keeps grade water and roof water in separate lines, with the category for each. Parkade ramps under mixed-use buildings are a third block if the ramp is wet too.
