Water Damage Assessment & Inspection in Coquitlam
Maillardville drains and Burke Mountain wells land as separate lines on a Coquitlam moisture map, with photos and full meter readings.
Maillardville basements carry older drains and concrete that was never detailed the way a new hillside wall is. A Coquitlam inspection starts by naming the inlet, because the price of a guess is a wrong category. Burke Mountain and Westwood Plateau houses take water at window wells on the slope, and the meter belongs on the high side of that wall. Austin Heights and Ranch Park still hide older copper in finished walls. A pinhole behind a kitchen can run for weeks before the floor looks wet. Central Coquitlam roofs leak at valleys, and the mark shows in a hallway offset from the actual opening.
We meter the assembly that actually got wet, shoot it with the thermal camera when the path runs past the paint, and leave a moisture map with photos. This is the inspection. The page we leave names every wet material and the one room that stayed dry.
Maillardville basement drain moisture map at the old floor drain
Maillardville basements are the older part of the city, and the floor drain is where a tired lateral shows itself. We photograph the drain, the waterline, and the laundry if that is the low point. The category is written from that inlet. A surcharge and a copper pinhole do not share a cleanup, and the map names which one you have.
The meter walks the bottom plate and the slab so the moisture map has distance. If the backup stayed in the mechanical corner, we say so. Thermal images help when panelling looks dry and the cavity is not.
Burke Mountain window well moisture map on the uphill wall
Burke Mountain window wells and the wells on Westwood Plateau are the usual hillside inlet. Water comes down the lot, fills the well, and enters at the uphill wall. We meter that wall in a grid and we meter the downhill wall so the map shows the difference. The outside photo of the well and the grade belongs with the indoor numbers.
The thermal camera finds the cold track inside the uphill gypsum. The moisture map is that wall, the well, and the category: surface water until a pipe proves otherwise.
Austin Heights copper line moisture map behind the kitchen wall
Austin Heights and Ranch Park houses still lose older copper inside finished walls. The first sign is often a soft toe-kick or a blister, not a flood on the floor. We scan the wall from the wet spot outward, then pin where the reading peaks. The category stays clean supply water if the line is the inlet and no drain is involved.
Photos show the meter, the blister, and the fitting if an access panel lets us see it. The moisture map lists the bays, because copper leaks travel sideways before they stain. A thermal camera shortens that search. Any bay we could not reach is marked not read.
Central Coquitlam roof valley moisture map two bays past the stain
Central Coquitlam valleys drop water into a ceiling that may sit two bays away from the stain you noticed. We meter the mark, the neighbouring bays, and the floor above if a bathroom shares that roof. We only name a valley or step flashing when the pattern supports it.
The thermal camera is useful on a flat lid where the insulation holds a cold plume. Photos of the ceiling and the meter go on the moisture map with the bay count. Wind at a window head, if that is the path, gets its own line. The category follows the roof or the wall.
