Basement Flooding & Restoration in Richmond
Richmond rarely has a basement. When the lower floor floods, it is a slab, a garage, or a townhouse ground level.
Calling a Richmond flood a basement flood is how the wrong equipment shows up. Steveston, Broadmoor, Seafair, and East Richmond are slabs. Brighouse and Hamilton add ground-floor townhouses. The 'downstairs' is the main floor. Water arrives at a garage, a slab edge, or a stack, then hides under vinyl. We still treat it as a full flood of the occupied level, because there is no empty cellar to contain it.
Garages that become the house
A wet garage on delta silt is not a separate building. Water tracks under the connecting floor. We lift covering inside the living space, not only squeegee the garage. Perimeter drains that have failed show up as a line at the slab edge first.
No floor drain to warn you
Many of these homes have no basement drain to gurgle. The first sign is a damp baseboard or a lifted seam. By then the mud bed is wet. Flood response here is floor removal as much as pumping.
Townhouse ground floors
A stack backup on the lowest level of a Brighouse townhouse is dirty water in a lived-in room. Pad, board, and particle board come out. The stairs up to the bedrooms need to be kept clean while we work. We contain the ground floor.
Parkades under the tower
City-centre 'basements' are parkades. Water at a ramp or a drain floods storage and sometimes the first residential corridor. We pump stalls and dry concrete. A sump speech from a hillside city does not belong in the report.
