Floor & Hardwood Water Damage Restoration in Richmond
Richmond floors are slabs. Tile, vinyl, and laminate hide the water, and the covering comes up before the concrete can dry.
Steveston, Broadmoor, Seafair, Hamilton, and East Richmond sit on slab-on-grade. Brighouse suites sit on concrete too, one floor up. There is no crawl full of fir to save. A leak travels sideways under vinyl and shows at a doorway while the kitchen looks almost fine. The mud bed is the wet layer.
Engineered wood on a wet Richmond slab usually will not survive. There is no ventilated crawl helping it from below. Mats on the concrete, after the covering is back, are what actually dry the floor.
Steveston vinyl peeled back so mats can sit on the slab
We lift the wet runs, often well past the bubble you noticed at a doorway. Mats go on the concrete. The vinyl does not go back the next morning. Seafair ranchers with the same sheet goods get that peel-back before anyone glues a seam.
A floor that feels dry to a sock can still read wet once a corner is up. The meter on the slab is the confirmation.
Broadmoor laminate sealing a slab that needs air
It swells, and it seals. Out it comes. The concrete is then the job. Hamilton houses with click floors over slab follow that lift. A new floor waits until the readings drop.
There is no basement under these floors to vent into. Air has to happen in the room, on the exposed concrete.
East Richmond tile kept only when the bed will dry
Grout is not a barrier. We meter the mud bed. Tile stays when the bed will dry without coming up. Saturated bed means those sections come up. Regrouting a wet bed is how the grout fails next season.
Industrial bays with a coated slab are a different finish and the same concrete problem: the coating comes off the wet zone if it is trapping water.
Brighouse suite floor under a stack, same concrete, different source
The covering still comes up if it is wet underneath. The source is the suite or the stack above, not a footing. Drying the concrete is the shared step. The notes name the stack so the floor repair is not mistaken for a slab leak in a rancher.
Baseboards on any of these slabs are a floor symptom. The back of the board shows the edge of the wet zone better than the face of the vinyl.
