Emergency Water Removal in Richmond
Richmond slab and garage floods in Steveston, Brighouse, and East Richmond. No basement to pump. The water is at the floor.
Richmond almost never gives you a classic basement lake. The city is flat, much of it at or below high tide, and the houses are slabs, ranchers, and townhouses. An emergency here is a garage, a ground floor, a parkade, or a stack between suites in the city centre. When the ditches are full the water sits against the slab edge. There is no hill sending it away. We bring mats and a way to lift floors, not just a pump for a stairwell.
Water at the garage and the slab edge
Steveston, Seafair, and Broadmoor calls often start in the garage. A failed perimeter drain on delta silt shows up as a line of water at the slab, then under the vinyl two rooms away. Pumping the garage without lifting the floor covering leaves the mud bed soaked. We extract, pull back the vinyl or the swollen laminate, and only then put air on the concrete.
Townhouse stacks in Brighouse
A backup in a Brighouse or Hamilton townhouse shows at a ground-floor drain or inside a wall, not at a basement floor drain that does not exist. If the water came from the stack, treat it as dirty. Particle board and pad come out. The corridor and the unit below may already be wet. Tell us if you can hear the neighbour.
What not to do on a slab
Do not lay towels down and turn on the furnace fan. That spreads moisture through a rancher with almost no attic to spare. If you can reach the main shutoff dry, use it. Photograph the edge of the water at the baseboard before it is wiped up. Richmond claims get argued as groundwater versus a supply line, and the photo is the difference.
Drying a floor that has no basement under it
You cannot vent a Richmond slab downward. After the covering is up, mats and dehumidification do the work, and the concrete reads wet long after it looks grey and dull. We do not put the vinyl back the next morning. East Richmond industrial bays are the same physics with more square footage and a flat roof drain that may still be blocked.
