Floor & Hardwood Water Damage Restoration in Vancouver
Straight fir in a Kits or Dunbar house is often worth drying. The click floor someone laid over it usually is not.
Kitsilano, Dunbar, Mount Pleasant, and Hastings-Sunrise still have fir on a wood subfloor over a crawl. East Vancouver basements are a lower, damper floor, and a drain backup there is a removal. Laneway houses are slabs tight to the ground. Marpole has both, sometimes on the same lot. We find out which floor we are standing on before anyone sands it.
A short, clean wet on original fir can be dried in place. The crawl has to be dry too, or the boards cup from underneath. Heat by itself moves the floor and leaves the moisture.
Kitsilano fir dried in place with the crawl in the plan
Boards and subfloor get readings. Dehumidification runs with air in the crawl, not a heater aimed at the varnish. Mild cups can be sanded after the wood is actually dry. Severe cups get replaced in the wet run. Dunbar houses with the same straight fir follow that order.
We say which it is. A promise to refinish on day one locks the cup in.
Mount Pleasant click floor lifted off salvageable fir
A floating floor over original fir traps water against wood that was still saveable. We lift the click floor. We meter the fir before anyone calls it garbage. Hastings-Sunrise renovations with the same new-over-old stack get both layers read. The finish may be done while the fir can stay, or the reverse.
The stain on the old boards is not the whole answer. The meter is.
East Vancouver basement floor after a drain backup
That floor is a removal, not a sanding. Carpet, pad, and laminate that sat in the backup come out. The slab is washed and dried. The category of the water decides it, and a supply leak in the same room would have been a different conversation.
The main-floor fir above a dry kitchen stays. We meter it so the upstairs is not condemned with the basement.
Marpole laneway slab with nowhere to vent
Coverings come up. Mats go on the concrete. There is no crawl to push air into. A house next door with a fir crawl is a different assembly, and a Marpole lot can have both. Tile in a basement suite gets the bed metered. Grout is not a waterproof lid, and a dry-looking grout line can sit on a wet substrate.
The new floor, if one is needed, waits until the slab readings drop.
