Basement Flooding & Restoration in Vancouver
East Vancouver and Marpole basement floods, plus the crawl spaces under Kits and Dunbar houses. Low rooms that were never living space.
A lot of Vancouver 'basements' are low rooms under character houses, or a dirt crawl that floods and then gets called a basement once the smell arrives. East of Main, a combined sewer still comes up the floor drain in a hard rain. The ridge houses in Dunbar and Queen Elizabeth take roof and wall leaks more than groundwater. Marpole and the Fraser side take the low water. We do not write one basement speech for all of them.
Floor drains east of Main
When the drain is the inlet, the water is dirty. Carpet, pad, and the paper on the lower wall come out before any machine is asked to perform a miracle. The laundry standpipe is the other low point. If that is what overflowed, say so when you call. It changes what we bag.
Crawls mistaken for a dry basement
Kitsilano and Hastings-Sunrise houses often have post-and-beam floors and a crawl somebody stored Christmas bins in. A flood down there wets the bins and the joists and leaves the kitchen looking normal. Restoration of the basement, such as it is, happens through the hatch.
Lane garages that backflow into the suite
Overland water shows in low garages off the lane and then finds the house. That is surface water with street dirt in it. The suite below grade on a sloping lot takes it at the door. We pump, then decide what porous material sat in it.
Plaster at the bottom of the stair
Old plaster does not get a fan and a prayer. If the lower wall is saturated, the wet sheets come off so the lath can dry. Leaving them because the paint might be original is how the original lath rots.
