Floor & Hardwood Water Damage Restoration in Burnaby
Heights and Edmonds fir cups if water sits overnight. Metrotown floating floors swell at the joints and hide a wet slab. The layer under the finish is the job.
A wet floor in Burnaby depends on what it is sitting on. Pre-1970 bungalows in Burnaby Heights and Edmonds still have fir and oak that can sometimes be dried in place if the water was clean and we start the same day. South Slope split-levels put carpet over a basement slab. Metrotown suites put a click floor over concrete, and the joints swell while the slab underneath stays wet. Sullivan crawls wet the joists under a floor that still looks ordinary from the kitchen.
We lift what has to come up so the layer below can dry. A fan in the hall is not that dry. Baseboards and the bottom of the wall are part of the same scope, because floor water wicks into the toe-kick.
Heights fir given a same-day chance after clean water
Solid fir and oak get a reading on the boards and on the subfloor. Clean supply water, pulled the same day, is the situation where those boards can stay. Drain water ends that conversation for anything porous. Edmonds oak from the same era gets the crawl checked, because the boards cup from below if the joists are still wet.
Heat alone moves the floor and does not finish it. Dehumidification and air under the house are the dry. A sander comes later, and only if the cups are mild.
South Slope carpet pad over a split-level slab
The pad is the layer that holds the water. Saturated pad comes out. The carpet itself depends on what the water was: a short hose flood might save the face, a floor drain does not. The slab is dried after the soft layers are gone, and new carpet waits on that reading.
Capitol Hill walk-outs with the same carpet-on-slab layout get the low corner lifted first. That is where the water sat.
Metrotown click floor cupped over the concrete
If water got under a floating floor, the floor comes up. It will not relax, and it is also the lid keeping the concrete wet. We pull the swollen joints, dry the slab, and the new floor goes down after the readings drop. Rushing that is how the replacement fails in a month.
Engineered board in a renovated suite is less forgiving than the fir in a Heights bungalow. We say which one we are standing on before anyone talks about sanding.
Sullivan joists under a floor that still feels ordinary
If the kitchen feels tight but the crawl is wet, the floor is the ceiling of that crawl. Air goes under the house. Sanding the top wastes the day. We open the hatch, pull soaked fill, and read the joists before we touch the finish.
A wet toe-kick in the kitchen is often the clue that the subfloor, not just the cabinet, took the water. The bottom of that wall is quoted with the floor.
