Floor & Hardwood Water Damage Restoration in North Vancouver
Lynn Valley daylight basements lose laminate from the hill wall. The fir upstairs in the same house can still be saved. Lower Lonsdale is concrete.
Edgemont, Capilano, and Lynn Valley basements often have click flooring on a slab that took well water. The upper floor of those houses can be fir worth drying. Deep Cove matches the slope. Norgate is lower, with more of the wet at the slab and less of a hill wall. Lower Lonsdale is a condo floor on concrete after a stack. One price for "a North Shore floor" misses the building.
Basement laminate swells from the retaining wall inward. That run comes up. The upstairs fir is metered on its own, and a well in the basement does not automatically condemn it.
Lynn Valley laminate lifted along the retaining wall
We pull the swollen run and dry the slab. The rest of the room stays if the underlayment there meters dry. Capilano daylight basements with the wet starting at the uphill wall get that same inward stop, not a whole-room tear-out by habit.
The laminate is the barrier. Leaving it down and blowing air across the top does not dry the concrete.
Edgemont fir upstairs metered apart from the basement
A dishwasher or a supply leak on the main floor of an older house can be dried if the subfloor is in the plan and we start the same day. The basement well is a separate assembly. Dry fir stays. We do not replace it because the lower floor swelled.
Deep Cove main floors with the same older fir get that same-day window. The subfloor has to be dried, not only the varnish.
Norgate slab covering with no crawl under the kitchen
These floors are tight to the ground. Vinyl and laminate come up along the wet path so the concrete can take air. A fir crawl on the slope above Norgate is a different house. The notes should say slab when it is a slab.
Baseboards at the wet edge come off if the back is damp. They are showing you the floor, not a paint problem.
Lower Lonsdale underlayment on a stack-wet concrete floor
Wet underlayment comes up. Concrete sets the clock for the new floor. The suite below may have the ceiling, and your floor is still this scope. We coordinate the two only so the leak is one event in the file.
A few older daylight rooms elsewhere on the shore have wood on sleepers. Water hides in that gap, and those boards come up. Lonsdale does not have that gap. It has a slab.
