Floor & Hardwood Water Damage Restoration in West Vancouver

Wide-plank and engineered floors on a West Vancouver lower level move when that level floods. Stone can stay. The mud bed under it may still be wet.

Ambleside, Dundarave, British Properties, Caulfeild, and the rest of West Vancouver

British Properties, Caulfeild, and Sentinel Hill put the expensive floors on the lower level. Ambleside and Dundarave add older wood and newer kitchens on the flatter streets. Horseshoe Bay takes weather at the door, then into the floor at that edge. Custom toe-kicks hide a wet subfloor while the cabinet face looks fine.

We meter before we promise a sanding. Sanding the week of the flood locks the damage in. Mild movement after a real dry can be refinished. Boards that cupped hard are replaced in the wet zone, not by sanding the whole level to hide one wall.

British Properties wide plank replaced only in the wet zone

The boards that sat and cupped hard come out along that wall. The dry half of the room stays. We will not sand an entire lower level to blend one inlet. Caulfeild floors with the same wide plank get the wet zone marked before any finish work is discussed.

The dry has to finish first. A sander on damp wood sets the cup.

Dundarave tile left in place only after the bed is metered

A perfect-looking tile floor can hide a wet mud bed. We meter the bed. Stone and tile stay when the bed dries. Regrouting a wet bed is how the joints fail. Sentinel Hill baths with the same stone get that reading before anyone skips them because they "don't absorb."

The grout is not the proof. The bed is.

Ambleside kitchen subfloor under a swollen toe-kick

Particle board kicks swell and do not return. The subfloor under them is the floor scope, even when the cabinet doors look untouched. We cut the wet kick and read the plywood. A dry box can keep its custom door.

Engineered wood on a cool lower-level slab is slow. Coverings that seal that slab come up so the concrete can dry.

Horseshoe Bay floor lifted as far as the door leak tracked

The lift follows the water, plus a dry margin, not the whole house. We read under the finish from the threshold inward and stop where it is dry. A roof leak in another room is a different run of floor and a different note.

Area rugs go back when the floor under them is dry. A rug on a damp slab mildews and hides the reading.

Questions about floor & hardwood water damage restoration in West Vancouver

Will you sand a British Properties floor the week of the flood?

+
No. The wood dries first. Sanding wet boards locks the cup in. Mild cups can be refinished after that.

Dundarave tile looks perfect. Can we skip it?

+
Not until the bed is metered. Tile hides the loss. It stays when the bed is dry.

How far does a Horseshoe Bay door leak lift the floor?

+
As far as the water tracked, plus a dry margin. Not the whole house by habit.
