Basement Flooding & Restoration in Burnaby

Burnaby basement flooding on South Slope walk-outs, Edmonds drains, and Heights footings. The stair is where you notice it. The wall is where it lives.

Metrotown, Burnaby Heights, Capitol Hill, South Slope, and the rest of Burnaby

People find a Burnaby basement at the bottom of the stairs, already across the floor. Capitol Hill and South Slope usually took it from the driveway and the uphill grade. Sullivan and the flats took it through the footing. Edmonds and Burnaby Heights often took it up a floor drain. Those three are not one flood with three neighbourhood names. The pad and the lower wall only stay if we know which water it was.

Walk-outs cut into the ridge

Split-levels on the slope have a door and a grade that point water at the house. We look at the hinge side of the walk-out and the well, not only the carpet. Insulation on that foundation wall is finished once it has been soaked. The room can be rebuilt. The batts cannot be rinsed and reused.

The 1960s floor drain

Older laterals in the Heights and Edmonds surcharge, and the basement drain is the low point. If the water arrived there, stop thinking about saving the rug. We remove pad and wet board, then clean hard surfaces. A supply-line flood in the same room, from a laundry stack, is allowed to keep more. We will not let a drain story and a hose story share one set of photos.

Crawl spaces that pretend not to be basements

A lot of 1950s Burnaby houses have a low crawl instead of a room you can stand in. Floodwater still sits on the soil and the joists. If you only dry the finished room beside it, the smell returns when the heat comes on. Air has to be in that cavity.

Groundwater versus a burst

Flat blocks near the Fraser carry a higher water table. A flood there can be the soil, not a pipe. Drying is real, and so is the conversation about the drain tile. We will not finish a basement that is going to take the next atmospheric river through the same footing without telling you.

Questions about basement flooding & restoration in Burnaby

Why do South Slope basements flood on the second day of a storm?

+
The ground is already full. The ridge has been shedding since yesterday. The low side of the lot is what finally lets go.

Does the carpet always come out?

+
The pad does if it was saturated. Drain water takes the carpet too. A short, clean laundry flood sometimes saves the carpet and still loses the pad.

Can we sleep upstairs while the basement is drying?

+
Usually, if power is safe and the wet zone is contained. Do not run the furnace if the return is in the flooded room.
