Basement Flooding & Restoration in Coquitlam

Coquitlam basement floods: Maillardville drains and Burke Mountain wells. Same symptom at the stair, different inlet.

Maillardville, Burke Mountain, Ranch Park, Austin Heights, and the rest of Coquitlam

If you live in Maillardville, Ranch Park, or central Coquitlam, the basement flood is often the floor drain or a footing that was never brought up to a modern waterproofing standard. If you live on Burke Mountain or Westwood Plateau, it is a window well and an uphill wall. Austin Heights can be either, depending on the block. We price the inlet, not the fact that the carpet is wet.

Older block and concrete

Maillardville basements take dirty water at the drain during a multi-day rain. The laundry is the scene. Porous finishes at the bottom of the wall come out. Studs stay if they can be cleaned and dried. We do not spray the room and reset the couch.

New concrete on the hill

Burke Mountain rooms are taller and colder. A well dumps against one wall. We strip that wall's wet insulation, lift the floor at the wet edge, and aim the dry at the concrete. Fans in the centre of a large rec room make the air feel better and leave the wall wet.

What the mountain sends downhill

Stormwater gets fast on those streets and the lower grid receives it. A house at the bottom of a slope can flood from the street side even when the well on the high side is clear. We look at both walls. Assuming the uphill side is always the culprit misses the low-side door.

Finishing again

New board and a new floor go in after readings. On the hill that can take longer because the concrete stays cool. In the older grid a backup means more material left the building, so the rebuild is larger even if the dry is shorter.

Questions about basement flooding & restoration in Coquitlam

How do I know if my Coquitlam flood was the drain or the well?

+
Drain water shows at the floor drain and often smells. Well water shows at the window and the wall under it. If you are unsure, leave both alone and we will sort it.

Westwood Plateau basement is finished. Do you gut the entire room?

+
No. We take the wet floor section and the wet insulation. Dry board above the line stays.

Can the Maillardville basement be used during drying?

+
Not the wet portion. The upstairs is usually fine if you are not tracking dirt up the stair.
