Basement Flooding & Restoration in North Vancouver

North Vancouver daylight-basement floods in Lynn Valley, Edgemont, and Capilano. The hill is the source.

Lynn Valley, Deep Cove, Lower Lonsdale, Edgemont, and the rest of North Vancouver

A North Shore basement is a daylight room against a retaining wall. Lynn Valley and the upper streets take more November rain than the rest of Metro, and a blocked culvert fills the room in one storm. Deep Cove adds wind at the glass. Norgate and the lower grid are flatter and more likely to see an actual sewer backup. Lower Lonsdale is not this page's house. It is concrete. The District flood is the wall.

Wells and culverts

We look outside first: the well, the stair, the culvert at the street. Pumping the carpet without clearing the inlet means we do it twice. Surface water that crossed soil is dirty enough to cost the pad and the lower batts.

The retaining wall behind the drywall

That concrete stays cold and wet. Insulation against it comes off if it was soaked. The dry is aimed at the wall, and it takes longer than the air in the room. Rebuilding the rec room on day two is how the paint blisters in week three.

Mid-century crawls beside the basement

Edgemont and Capilano houses often have both a daylight room and a crawl. Floodwater finds the crawl. If we only finish the room with the couch, the joists next door stay wet. The hatch is part of the basement call.

Lower-grid drains

Older houses off the steep streets do back up at a floor drain. That is a dirtier removal than a well flood. We say which one you had. A lot of North Vancouver files get written as 'the storm' when they were a lateral.

Questions about basement flooding & restoration in North Vancouver

Lynn Valley filled through the well. Do you also clear the culvert?

+
We identify it and get the water out of the house. A blocked municipal culvert is a city issue. A blocked well drain is yours, and we will point at it.

Can the daylight basement stay partly furnished?

+
Move what is dry. What sat in the water gets sorted. The wall being dried should not be blocked by a sofa.

How is a Deep Cove basement different from Lynn Valley?

+
More wind-driven water at glass and doors, same hill physics once it is inside.
