Emergency Water Removal in North Vancouver

Emergency Water Removal in North Vancouver

Lynn Valley window wells, Deep Cove stairwells, and Lower Lonsdale stacks. Emergency water removal on the North Shore slope.

Lynn Valley, Deep Cove, Lower Lonsdale, Edgemont, and the rest of North Vancouver

North Vancouver is the steepest place we work. A blocked culvert or a failed window well in Lynn Valley, Edgemont, or Capilano fills a daylight basement in a single November storm. Deep Cove adds wind at the glass. Lower Lonsdale is the other city inside this one: concrete, stacks, and parkades, where the emergency is the suite below. Higher streets take more rain than the rest of Metro. We do not wait for the weather to look reasonable.

The wet wall is the uphill wall

Daylight basements flood from the hill, not from a mystery in the middle of the carpet. We pump the room, then look at the retaining wall and the well. Surface water that crossed soil is dirty enough that the pad and the bottom of the wall come out. Insulation against a concrete retaining wall that took water does not get saved with a fan.

Crawl spaces under mid-century houses

Vented crawl spaces in the District stay damp as a lifestyle. An actual emergency is when a laundry or a split line dumps into that cavity. The hallway looks fine. The joists are wet. We extract from the hatch, then put air in the bay. A dehumidifier in the living room does not touch it.

Lower Lonsdale after hours

Condo stacks fail between floors. By the time you see the ceiling, the unit above may have already shut their valve, or they may be away. We extract your suite and protect the corridor. The strata has to open the source. Photograph the drip and the floor below it. Do not stand under a sagging lid.

Cold concrete takes days

Retaining walls stay cold. Drying the uphill wall takes longer than drying the air in the room. We log readings on the concrete and the studs. Equipment stays. Norgate and the lower grid sometimes add a true sewer backup, which changes what can be kept. We will say which one you have before anything is thrown out or saved.

Questions about emergency water removal in North Vancouver

The window well in Lynn Valley is overflowing into the basement. What do I do first?

+
If you can bail or divert it from outside without going into the water indoors, do that. Then call. Do not open the window.

Is Deep Cove rainwater at a stairwell clean?

+
It has crossed soil and a slope. We class it on site. Assume the pad is done until we meter and see the source.

A Lower Lonsdale ceiling is dripping at 11 pm. Will you start without the upstairs neighbour?

+
Yes. We start in the wet suite. Stopping the stack still needs the unit above.
