Emergency Water Removal in New Westminster

Emergency Water Removal in New Westminster

Queens Park plaster, Sapperton floor drains, and hill runoff in New Westminster. Emergency extraction before the ceiling lets go.

Queens Park, Sapperton, Glenbrooke, Uptown, and the rest of New Westminster

New Westminster emergencies are old buildings on a hill. Queens Park and Sapperton hide galvanised and early copper inside plaster. The house looks fine until a ceiling wants to come down in sheets. The downtown hill sheds fast, so the downslope side of a street takes the neighbour's runoff at the foundation the same day it rains. Lower streets toward the Fraser add groundwater the day after. Uptown towers are a third picture: a stack, not a crawl space.

Plaster that is about to fall

Do not poke a bulging plaster ceiling in a character house. It dumps dirty water and lath into the room and does not dry the bay. We open it on purpose, to the wet edge, and we take the insulation that has been holding the leak. Scoring plaster is slower than cutting drywall. Rushing it wrecks more of a ceiling than the water did.

One floor drain in an old house

Sapperton and West End basements often have a single floor drain, and that is where a tired lateral shows up. If it is burping, keep people out. The water is dirty. Original fir upstairs might still be dry. The basement laminate and the bottom of the plaster are not. We extract, bag what has to go, and only then talk about drying the slab.

Getting the electrics right on a hill house

Panels in these houses are sometimes in the basement, which is the wet room. If you cannot reach the breaker dry, do not try. Shut a supply valve only when you can see it and stand dry. Move photographs up. A waterline photo on the plaster is useful because the stain spreads after the water is gone and the adjuster arrives late.

You cannot dry lath on a drywall schedule

Once the standing water is out, the lath is still wet. Heat without dehumidification cups the fir. We set air in the opened bay and an LGR sized to the room, and we come back to meter. A fan in the hallway of a Queens Park house is how the floor moves and the smell stays for the summer.

Questions about emergency water removal in New Westminster

The ceiling in our Queens Park dining room is sagging. Can it wait until morning?

+
If it is actively sagging, no. It can fall. Stay out from under it and call.

Is hill runoff into a Glenbrooke stairwell sewage?

+
Usually it is surface water that picked up dirt. It is still not clean bottled water. We class it on site before anything porous is saved.

Our Uptown apartment ceiling is dripping from above. Where do you start?

+
In your unit, to stop the damage, and then in the suite above. The building needs to open that door.
