Emergency Water Removal in Burnaby
Standing water in a Burnaby bungalow crawl space, a South Slope basement, or a Metrotown suite. We pull it the same night.
A Burnaby emergency is usually one of three pictures. Rain is running a Capitol Hill or South Slope driveway into a walk-out. A floor drain in Edmonds or Burnaby Heights is burping. Or a stack in a Metrotown tower has already soaked the suite below. The first hour is power, the valve, and the water you can see. The crawl space under a 1950s bungalow does not announce itself until the living room smells sweet.
Capitol Hill driveways and Edmonds floor drains
Ridge streets tip toward the Fraser, so the second day of an atmospheric river is when the low side of the lot gives up. We treat bubbling drain water as dirty until a plumber proves it is a supply line. A pinhole in old copper behind a Heights kitchen is the quieter version, and it has often been wetting the wall since yesterday. Shut the main if you can reach it from a dry floor. Leave the breaker alone if you would have to stand in the water to flip it.
What a shop vac misses under a bungalow
Truck-mounted extraction takes the basement and the garage. It does not dry the joists in an unsealed crawl space, and a dehumidifier parked in the living room never gets down there. After the standing water is gone we meter the sill, the pad, and the bottom of the drywall. Carpet that sat through the night is a pad replacement. The fir can often stay if we get air under it the same day.
Metrotown suites are a different emergency
Concrete towers flood from the neighbour above, and the water is already in the corridor by the time the concierge calls. We need the source suite, not only the stained ceiling. Photograph the waterline before anyone mops. That photo is what separates a drain claim from a supply-line claim when the adjuster asks. Do not drag a soaked sofa through the dry rooms.
When the pumps stop
Air movers and an LGR go in the same visit when the category of water allows it. We do not close a South Slope wall because the paint looks dull. Warm weather turns a wet bottom plate into something you can see. If the sump that failed is still dead, say so. Pulling water out of a house that will fill again tonight is not the end of the job.
