Water Damage Assessment & Inspection in Port Moody

Heritage Mountain wells, Moody Centre drains, and Inlet Centre stacks each get a Port Moody moisture map with readings and photos.

Moody Centre, Heritage Mountain, Pleasantside, April Road, and the rest of Port Moody

Moody Centre drains show up in older basements when a lateral surcharges, and Pleasantside, April Road, and College Park still have those houses with crawls and low floors. Heritage Mountain is the slope: window wells, walk-outs, and rain that comes down the street in a hurry. Inlet Centre is concrete, so water travels a hallway, a riser, or the ramp into the parkade. Wind off the inlet drives rain at exposed walls. St. Johns shops take the sidewalk and the flat-roof drain on a leaf-heavy day. We say which building we entered before the first reading. April Road houses get the drain photographed first.

The moisture map names which of those buildings we entered. Meters, photos, and a thermal camera where the cavity is hidden. We write the category of water from the inlet. This is the inspection. We hand you the numbers. The price conversation is a different page.

Moody Centre basement moisture map at the older floor drain

Moody Centre and the older houses on April Road and College Park still meet a backup at the basement floor drain. We photograph the drain and the waterline first. The category is dirty water when that is the path. The meter then records the slab, the bottom plate, and the laundry if the standpipe foamed over.

The moisture map lists the rooms that read high and the ones that stayed at a normal number. A crawl under a Pleasantside house gets the hatch opened if the floor above scans wet. We pin the joists we can reach. One address can need both a drain note and a joist note.

Heritage Mountain slope moisture map from the window well inward

Heritage Mountain water enters at the window well and tracks in from the uphill wall, or it shows at the downhill walk-out. We meter that outside wall first and we photograph the well and the grade. The moisture map starts outside and walks in.

Laminate swells from the exterior wall inward. The thermal camera picks up the cold cavity behind the batts. Surface water is the category until a pipe proves a second inlet. A vaulted ceiling on the same house, wet from a valley or a skylight, gets a separate block. The roof and the well are not the same rain path.

Inlet Centre concrete moisture map along the corridor stack

Inlet Centre concrete carries water along a corridor or a stack farther than a house wall would. We meter your ceiling, the corridor if we can walk it, and the parkade ramp if the call includes it. The moisture map names the suite above or marks it unconfirmed. Photos of the drip and the meter are what the council can read later.

The category follows the stack: a washer, a supply line, or a drain. Wind off the inlet is a different path when the stain is on an exposed wall. We say which pattern the readings match. A domestic line here can travel a corridor before it shows.

Pleasantside crawl joist moisture map under an older house

Pleasantside crawls and the older village floors above them grow their problems on the joists. We scan the floor, open the hatch, and pin the wood and the sill. Photos show the soil and any tide line on the piers. The moisture map is a bay sketch, because one corner can be soaked while the hall reads fine.

If a copper line in the village house is the inlet, the category is clean supply water and the wall readings go on the same page. Drain water is a different category, even under a similar floor. We write the inlet we found.

Questions about water damage assessment & inspection in Port Moody

We are in Inlet Centre. What do you inspect if there is no crawl?

+
The suite, the corridor, and the parkade ramp if that is where the water went. The moisture map is ceiling readings, photos, and the category from the stack or the ramp. Concrete does not get a crawl-space paragraph. We name the suite above when we can. If the door is locked, the note says unconfirmed and the page still covers your unit.

Does a Heritage Mountain assessment include the outside wall?

+
Yes. The window well, the grade, and the uphill wall are the inspection. Indoor carpet readings without that photo leave the inlet unnamed. We meter the wall in a grid and we shoot the thermal camera on the cavity. The moisture map ties those numbers to the well. A walk-out on the downhill side gets its own lines if it is wet too.

How do you map a St. Johns shop with a wet tasting room?

+
Floor at the sidewalk, ceiling under the roof drain, and the stock or the bar that got wet. Photos and meter readings go on the moisture map with a category for each inlet. A night leak is still an inspection: we write what is wet now, not a story about the evening. Contents and drywall both get listed if both took water.
