Water Damage Assessment & Inspection in Pitt Meadows

Floodplain sumps, small attics, and Harris Road shops each get a Pitt Meadows moisture map with readings, photos, and a water category.

Downtown Pitt Meadows, Pitt Polder edge, Bonson, Central Pitt Meadows, and the rest of Pitt Meadows

Floodplain ditches in Pitt Meadows sit on flat ground boxed in by the Pitt River and the Fraser, and the sump is the machine that keeps a basement in the house. The water table is high, the lots are flat, and a pump that discharges into a full line just recycles water onto the floor. Houses here are small, and the attics are small, so a roof leak shows on the ceiling the same day. Downtown, Bonson, Central, and Meadow Gardens are those houses. Harris Road shops are low, and the door is an inlet. The Pitt Polder edge is the same groundwater, closer to the fields. We photograph the ditch with the pit.

We meter the slab, photograph the pit and the waterline, and write the category of water on the moisture map. This is the inspection. Every wet edge has a number, a material, and a picture before we talk about cost.

Downtown Pitt Meadows sump moisture map on a floodplain slab

Downtown houses rely on the sump once the ditches are full. We photograph the pit, the discharge if we can see it, and the waterline on the block or the drywall. The meter reads the slab from the pit toward the stairs. The moisture map says whether the pump was winning when we arrived.

A hot-water tank or a washer in the same room is a second inlet, and it meets concrete that may already have been holding moisture. The category follows today's source. Small attics mean we also scan the ceiling if the roof is part of the call. There is little space up there for water to hide.

Bonson footing drain moisture map as the water table climbs

Bonson and Central Pitt Meadows footings sit close to that water table. We meter the slab edge, the bottom plate, and the baseboards, and we photograph the grade and the ditch. If the sump discharge was pumping into a line that was already full, the moisture map says the water was recycling.

Crawl spaces without a barrier get the hatch opened and the joists pinned. Open ground under the joists keeps feeding the damp, and the photo has to show it. Water that starts clear can pick up silt once it has moved across the room. We write the category from what we found.

Harris Road shop moisture map at a low retail threshold

Harris Road shops are low, and the door is the inlet when the street cannot shed water. We photograph the threshold and the sidewalk grade, then we meter the floor inside. A flat roof is the other inlet, and the ceiling gets its own bay readings and a thermal image if the insulation is hiding a plume.

The moisture map keeps grade water and roof water apart, with a category for each. Stock and drywall both get listed if both got wet. The page is the door, the lid, and the numbers. A landlord or a tenant can forward that inspection.

Meadow Gardens attic moisture map under a small house roof

Meadow Gardens houses have modest attics, so a valley or a flashing leak wets the lid and the upper wall in the same hour. We meter both, and we photograph the stain before anyone wipes it. The thermal camera helps where the hatch is too tight to crawl the insulation.

The moisture map lists the bays we could reach. The Pitt Polder edge, if that is the lot, adds the groundwater note: sump, ditch, and slab edge. A roof category and a footing category stay separate. Photos make the two inlets obvious.

Questions about water damage assessment & inspection in Pitt Meadows

The basement in Central Pitt Meadows is always a little damp. Can you still map this event?

+
Yes. We separate the chronic moisture at the slab from the water that arrived with this storm or this tank. Readings, the waterline, and the pit photo do that work. The moisture map says what is new and what was already there, as far as the materials show it. The category follows the inlet we can see today. You get a page, not a shrug.

Do you test the sump in a Bonson house?

+
We watch whether it is keeping up, and we photograph the pit, the discharge, and the waterline. If it is recycling into a full line, that fact leads the moisture map. Repairing the pump is a plumber or a pump tech. Our job on this visit is the wet slab, the category, and the written readings. The map is thin if the pump story is missing, so we write it.

Can one Harris Road visit cover the door and the flat roof?

+
Yes. Threshold photo and floor readings are one block. Ceiling bays, the thermal image, and the roof-drain note are the next. The moisture map gives each inlet its category. If only one of them is wet, the other is marked dry or not involved. You should not have to guess which opening let the water in.
