Flood Restoration in Richmond

Flood Restoration in Richmond

Steveston slabs, Brighouse stacks, and city-centre parkades are the Richmond floods. The water sits on concrete.

Steveston, Brighouse, East Richmond, Seafair, and the rest of Richmond

Richmond houses sit on slabs close to a high water table, held in a flat city by dikes. Steveston, Seafair, Broadmoor, and East Richmond flood at the slab edge and in the garage when ditches and storm lines are full. Brighouse and Hamilton add townhouse stacks and podium slabs. There is no basement lake to pump. The flood is the ground floor, the garage, or the parkade.

We lift floors, pump garages, and dry concrete that has nowhere underneath to vent. An internal supply line on that slab is a cleaner flood than ditch water, and we class them separately. Vinyl and laminate hide the water until they swell at a doorway two rooms from the inlet. The covering comes up before the slab can dry.

Steveston garage waterline across one slab into the house

Garage and house often share one concrete plane. If the water crossed the threshold, both are on the map. We photograph the garage door grade, the ditch or the street, and the line on the inside wall.

Extraction is a garage job as much as a room job. Then the floor covering in the house comes up along the path the water walked. Air moves across the slab. A dehumidifier in a hallway with the vinyl still down is not drying Richmond concrete.

Seafair slab-edge waterline when the ditches are already full

Flat lots do not shed. Water shows at the slab edge, under baseboards, and under vinyl. We lift enough floor to see how far the damp concrete extends, because the wet edge is often wider than the stain.

Broadmoor and East Richmond ranchers follow that slab pattern. Ditch and groundwater photos go in the file because that inlet is often an overland or flood-coverage question, not a burst-pipe file. We show which one you have. We do not promise which one pays.

Brighouse stack waterline from the townhouse above

A stack or a suite above wets the ceiling and then the floor of the unit below. We meter both. Contents on the floor get lifted the same day. The unit above is named, confirmed or not.

Hamilton townhouses with the same stacks get a party-wall check. Water in a shared wall is not only the ceiling stain in one kitchen. Access through strata is part of the first visit. We protect the corridor while wet material leaves.

East Richmond parkade waterline at the ramp and the lockers

Parkades take water at the ramp in a hard rain, and lockers take it from a line or from the ramp if they sit low. Concrete and contents are the restore. We list locker contents before they are piled in a "dry" corner that is not dry.

A podium suite above that parkade is a second area if water came through the ceiling. The ramp flood and the suite flood stay as two inlets unless we can see they connected. Mashing them into one story is how the file gets confused.

Questions about flood restoration in Richmond

No basement in Steveston. Is a wet ground floor still a flood?

+
Yes. On a Richmond slab, water across the floor is the flood. We lift the covering, extract what is still standing, and dry the concrete. The missing basement does not make it a small leak.

Will a claim call Seafair ditch water a flood?

+
Often that inlet needs flood or overland coverage. A burst line inside the house is a different file. We photograph the edge, the ditch, and the waterline so the two do not get written as the same event.

Parkade and locker in the city centre: both?

+
Both, when water reached both. Concrete gets dried. Locker contents get listed and then cleaned or discarded based on what kind of water it was. A ramp photo and a locker photo stay attached to the notes.
