Flood Restoration in Burnaby
A South Slope driveway, a Sullivan footing, or a Metrotown stack can cover a Burnaby floor from wall to wall.
A dripping supply line under a sink is a leak. Water that sheets across a South Slope walk-out, an Edmonds basement, or a concrete suite is a flood, and the first job is getting the standing water out of the building. We set submersibles, or a truck-mounted extractor when the volume is still deep, and we keep them running until the slab or the subfloor is only damp.
Capitol Hill and Burnaby Heights houses on the ridge take driveway water at the low side of the lot. Sullivan and the flats take it through the footing once the ground is already full. Metrotown takes it from a failed line upstairs, and the suite below can be ankle deep while the corridor looks dry. Pad, soaked insulation, and board that has swollen come out. Framing and concrete stay, and they get dried on pin readings before anyone talks about paint.
South Slope driveway waterline across the walk-out floor
Rain runs the ridge street and comes down the driveway into a walk-out. We chalk the waterline on the wall before anything is moved, because that mark is what the file uses later. Contents come up onto blocks or out to the garage if the garage stayed dry.
Extraction starts at the low corner, not at the door you walked in. Carpet and pad that sat in driveway water come out. The underlayment gets metered. If the water also reached the stair and the furnace room, those rooms join the same waterline note instead of becoming a second, smaller job.
Sullivan footing waterline where groundwater crossed the slab
On the flats, the water often arrives through the footing rather than down a driveway. It may arrive looking clear, with a fine grit in it anyway. We photograph the outside grade, the downspouts, and the line on the inside wall before the pump hides it.
The floor covering comes up so the slab can actually dry. A dehumidifier parked in the living room does not pull moisture out of concrete that is still wicking. We say so if the footing will do this again the next time the ground is full. Rebuilding on top of that, without saying it, is how the same room floods twice.
Edmonds basement waterline from a surcharged floor drain
Older laterals in Edmonds and Burnaby Heights show up at the basement floor drain. That water is dirty. Porous materials that touched it leave the house: pad, swollen MDF, wet batt insulation, and the bottom of the drywall.
We keep a contained path for the debris so the main floor does not wear it. The waterline in a drain flood is often higher on the laundry wall than in the rec room, because the drain is the low point and the tub overflows toward the nearest wall. Both heights get written down.
Metrotown suite waterline after a stack soaked the unit
A tower flood is usually the suite under a failed line or a stack in the concrete wall. Readings go on the lid, on the partition beneath the mark, and across the floor if it ran into a hall or a bedroom. If we cannot get into the suite above, it is named as the likely source and left unconfirmed.
Contents on the floor get lifted the same day. Engineered board that cupped across the suite comes up. Concrete can stay, and it is dried with air across the slab. The strata path, the elevator padding, and after-hours access are part of the job, not an afterthought once the water is gone.
