Flood Restoration in West Vancouver

Flood Restoration in West Vancouver

British Properties floods a lower level. Ambleside floods a mechanical room. Horseshoe Bay floods a door in the wind.

Ambleside, Dundarave, British Properties, Caulfeild, and the rest of West Vancouver

Flood restoration in West Vancouver is the finished lower level, the mechanical room, and sometimes a wine room cut into the slope. British Properties, Caulfeild, and Sentinel Hill flood when the uphill drain clogs and a long driveway delivers the street. Ambleside and Dundarave, closer to the water, flood a mechanical room or a long plumbing run that let go all at once. Horseshoe Bay adds wind-driven water at a door on an exposed lot.

Volume plus millwork is the job. We pump, meter the built-ins, and dry against rock and till that stay cold. A supply-line flood and a drain overflow are different restores. Upstairs is often livable. The lower level holds the dry. We do not expand a floor replacement across a whole wing for symmetry when the water stopped at a doorway.

British Properties lower-level waterline from the uphill drain

The whole lower level is in the flood if the water crossed it, not a single mat by the door. We chalk the waterline in each room, because a slope house can be deep at the uphill wall and barely wet at the walk-out.

Built-in millwork gets metered, not assumed. Swollen board goes. Stone and tile can stay if the bed under them dries and the meter agrees. Caulfeild houses with the same buried lower floor follow that split. Closing the wall because the pump-out looked dramatic and finished is how the millwork smells in July.

Ambleside mechanical-room waterline around the equipment

A failed pump or a long hot-water run puts water in the lowest mechanical room and the bathroom beside it. That room is full of things that cannot sit wet: the furnace, the panel if it is low, the water heater. We kill power to what is standing in water before we pump, and we say so if an electrician has to see it.

Dundarave houses with older copper in finished walls can flood a long way from the split. The waterline in the room where it surfaced is not always the room where it started. We meter back along the run.

Sentinel Hill millwork waterline behind the built-in wall

The finish is too good for the stain to show early, so the flood is often "the floor is wet" before anyone sees the wall. We open enough to meter the cavity behind the millwork. Particle board that swelled is done. Solid wood might be saved if the water was clean and short.

Custom floors get replaced where they were damaged. We do not run new plank through dry rooms so the grain matches, unless the water actually went there. The scope follows the waterline, not the catalogue.

Horseshoe Bay door waterline driven in by the wind

Exposed lots take rain at a door, a window wall, or an eave that a sheltered yard would not leak. If that water crossed the floor, it is a flood of the rooms it reached. If it only ran down a vault and the floor stayed dry, it is an envelope leak and we treat it as that.

We photograph the windward side and the line inside. Marine Drive retail is the commercial version: grade at the door, then the sales floor. A house on the hill and a shop at the sidewalk do not share a pump plan, and we will not use one.

Questions about flood restoration in West Vancouver

Is a flooded British Properties lower level a leak or a flood?

+
If it took the floor, it is a flood. A drip that stained a vault and never reached the floor is a ceiling. We use the waterline, not the word you used on the phone, to set the scope.

Will custom floors be replaced through the whole Ambleside house?

+
Only where they were damaged. A doorway that stopped the water is the edge of the job. Matching a plank for a repair is a material question. Replacing dry rooms is not.

Is the mechanical room included when the lower level floods?

+
Yes if the water was in it. Equipment that sat wet gets checked before it is turned back on. That room is part of the waterline, even when the rec room is the space everyone looks at first.
