Water Damage Assessment & Inspection in Langley

Willoughby sumps, Brookswood crawls, and Fort Langley basements each get a Langley moisture map with readings, photos, and a category.

Willoughby, Brookswood, Fort Langley, Walnut Grove, and the rest of Langley

Willoughby sumps run hard on the low lots, and Walnut Grove adds upstairs laundry that wets the kitchen ceiling. A Langley inspection has to say which grid you are on. Brookswood and Murrayville are older crawls and ditches on larger lots. Fort Langley is the village, with older basements and copper or galvanised lines. Aldergrove stands on a separate street grid, with its own older roofs and ditches. Some acreages are still on septic, and that is a different category if it surfaces in the yard or the crawl. We write the grid before we write the number. We also photograph the Murrayville ditch beside the crawl.

We write the moisture map from the meter, the thermal camera, and photos of the inlet. The category of water is named from what we can see. This is the inspection. The deliverable is the grid of readings, not a note that the house felt damp.

Willoughby low lot moisture map when the sump cannot keep up

Willoughby basements on the low point of a new street take water when the pump falls behind or the backwater flap sticks. We photograph the pit, the valve if we can see it, and the waterline. The meter walks the concrete and the furred wall. Walnut Grove upstairs laundry, if that is the stain, moves the inspection to the ceiling below.

The moisture map says which inlet we found. A new house can still have a skylight or a valley leak, and that bay count is a separate block. Groundwater at the footing and a washer hose get separate categories. We write both when the house has both.

Brookswood crawl space moisture map beside an overflowing ditch

Brookswood and Murrayville crawls sit over soil, and the ditch is the overflow path when the rain fills it. We open the hatch, pin the joists and the sill, and photograph the soil and the ditch grade. The moisture map is those bays plus the outside photo, so the wet wood has a source.

An older roof on these houses fails at the flashing or the valley. That ceiling is a second block if it is wet. Septic on an acreage lot changes the category, and we ask. If the inlet is the ditch and the crawl, we say that plainly.

Fort Langley village moisture map inside an older basement

Fort Langley village basements are older, and the nearby river elevation is part of why the low lots worry. We meter the slab, the floor drain, and the bottom plate, and we photograph the inlet we can actually see. Copper and galvanised lines in these walls get a scan if the stain is on a kitchen or a bath wall rather than at the drain.

The moisture map names the category from that choice. Clean supply water and a drain backup do not share a cleanup. The thermal camera helps where the leak travelled inside a finished wall. We mark bays we could not reach.

Aldergrove house moisture map on its own small grid

Aldergrove has its own streets, older roofs, and yards that drain to ditches. We meter the ceiling bay or the crawl that is actually wet, and we photograph the grade on that street. The moisture map follows the pit you have, or the crawl if there is no pit.

Readings, photos, and the category are the page. A skylight on a newer infill gets named only if the pattern matches. Acreage septic at the edge of this grid is a question we ask, because it changes the category. The inspection stays on your lot.

Questions about water damage assessment & inspection in Langley

The Willoughby sump alarm went off. What do you still need to see?

+
The pit, the waterline, and the materials that are wet. The alarm is a clue, not the moisture map. We meter the slab and the wall and we photograph the pump and the valve if it is visible. Groundwater is the category when the sump lost the race. If upstairs laundry is also wet, that ceiling is a second block with its own readings.

How do you assess a Brookswood crawl beside a full ditch?

+
Hatch open, joists pinned, soil photographed, and the ditch photographed from the yard. The moisture map links those readings to the grade. A wet ceiling from an old roof is written separately if we find one. Septic gets a question on the acreage lots. The inspection is the crawl and any lid that scans wet, documented so the file has more than a smell.

New roof, stained ceiling in Walnut Grove. Do you still map the bay?

+
Yes. New valleys and skylights fail at the flashing, and the stain understates the insulation. We meter past the paint and we use the thermal camera on the bay. The moisture map lists the bays and the laundry floor above if the machines are the inlet instead. A new roof does not close the question. The readings do.
