Mold Remediation in Burnaby

In Burnaby, mold returns when open crawl soil, a hill footing, or a wet Metrotown party wall keeps feeding the cavity after cleanup.

Metrotown, Burnaby Heights, Capitol Hill, South Slope, and the rest of Burnaby

If the crawl under a Heights bungalow still has open soil, mold on the joists has a way back in. Edmonds houses from those years sit over the same cool ground. Spray in the hatch doesn't change what the wood keeps taking up. Capitol Hill and South Slope feed the wall from the footing. Moisture works into the bottom plate through a wet winter, then the colony shows once the rooms warm up. Sullivan sits lower, so groundwater at the footing is the feed on those flats.

Metrotown is the suite version. A leak upstairs wets a party wall, the cavity stays damp behind the paint, and the closet smells again a month later. Fogging the hallway doesn't stop any of that. We find what is still wetting the wood, contain the room, take out what the mold has colonized, and dry the cavity until the readings stay down. Leave the soil, the footing, or the leak alone and it comes back.

Open crawl soil under Burnaby Heights is the mold return path

Heights bungalows still sit over dirt that was never covered. The crawl stays cool and damp, and the joists take that moisture all winter. Edmonds bungalows from that era repeat the pattern. Wipe the wood in March and the fuzz can be back by July, because the soil never stopped feeding it.

Fogging the hatch doesn't dry soil. We contain the opening, remove colonized insulation and any wood that's too far gone, clean what can stay, and move air through the bays until the joists actually dry. If the ground stays open and wet, the return path is still there.

Capitol Hill footing moisture stays the winter mold return path

Capitol Hill basements are cut into the slope, and the wet side is the wall against the hill. After a long wet winter the footing keeps the bottom plate damp even when the floor looks fine. South Slope houses do this too. The stain is small. The cavity behind the paint is where the mold is living.

Painting that wall locks the moisture in. We open the wet line, contain the dust, take out colonized board and batts, and dry the plate and the concrete behind it. If the footing is still weeping, the colony has a return path and new drywall won't change that.

A Metrotown suite leak keeps the party wall return path wet

In a Metrotown tower the flood is usually the suite above. Water runs down a party wall, soaks the cavity, and the paint on your side looks dull while the paper behind it stays wet. The neighbour may have fixed the supply line. The wall can still be damp enough to grow mold later.

Wiping the stain and fogging the living room leaves that cavity wet. We contain the suite, open the wet section of the party wall, bag the colonized board, and dry the bay. The return path is the leak that started it. If that line is still dripping, the wall gets wet again.

Sullivan groundwater under the bungalow is a quiet return path

Sullivan sits on the flats, and groundwater reaches the footing when the soil is loaded. It doesn't always show as a puddle. The bottom of the wall stays cool and damp, and mold grows on the plate and the back of the baseboard. A sunny week doesn't stop a footing that wicks.

We don't fog the bungalow and call the smell gone. The wet lower wall gets contained, colonized board comes out, and the plate is dried with air in the cavity. If groundwater is still reaching that footing, we'll say so. One dry-down doesn't hold the water back.

Questions about mold remediation in Burnaby

Why does mold come back under a Heights bungalow?

+
The crawl soil is still open and damp, so the joists keep taking moisture even after you wipe them. Edmonds bungalows from those years repeat it. Fogging the hatch doesn't dry the ground. We contain the work, remove what is colonized, and dry the bays. If the soil stays uncovered and wet, the return path is still there and the smell comes back.

We painted the South Slope wall and the mold returned. What now?

+
Paint locked the footing moisture into the bottom of the wall. Capitol Hill does this after a wet winter too. The colony is on the cavity side, not on the paint you can see. We open that wet line, contain the dust, take out colonized board, and dry the plate. If the footing is still weeping, new paint won't hold.

Does fogging a Metrotown suite count as remediation?

+
No. A fogger sitting in the lounge won't dry a party wall that a leak from upstairs already soaked. The paper and the insulation stay damp, and mold uses that moisture. Remediation contains the suite, removes the colonized material, and dries the cavity. The leak that wet the wall has to stop, or the same return path fills the bay again.
