Mold Remediation in Vancouver

In Vancouver, long marine air keeps crawls and plaster lath damp, so mold returns unless that moisture path is stopped and the cavity dries.

Kitsilano, Mount Pleasant, East Vancouver, Dunbar, and the rest of Vancouver

Marine air hangs around Vancouver for weeks, so a crawl that got wet in Kitsilano doesn't dry the way it would in a hotter city. Hastings-Sunrise, Dunbar, and Mount Pleasant houses from those years sit over dirt and older timber floors. The vents were meant to help. In this climate they often pull damp air through and the joists stay cool. The air never really drops. You can clean the wood and still smell the hatch in July.

Plaster is the other trap. A slow leak wets the lath, the finish looks tired, and the moisture is still sitting in the keys. East Vancouver adds drain moisture in low basements. Marpole adds garages that take water off the lane and wet the slab edge. Fogging the hallway misses every one of those paths. We stop the moisture, contain the work, remove what is colonized, and dry the cavity so it doesn't come back.

Kitsilano crawl air that never dries is the return path

Kitsilano character houses sit over dirt crawls that stay cool from fall through spring. Marine air holds the humidity up, so the joists miss a real dry spell. Mount Pleasant floors do this too. Wipe the wood and the mold returns in warm weather, because the crawl kept feeding it.

A fogger upstairs doesn't move air in that crawl. We contain the hatch, remove colonized insulation, clean joists that can stay, and dry the bays with air where the wood is. If the soil is still open and the marine air is still loading the crawl, that return path is the reason it comes back.

Dunbar plaster holds the lath moisture as a return path

Dunbar plaster hides moisture in the lath after the face looks settled. A slow bath or chimney leak wets the keys, and mold grows on the side you can't see. Hastings-Sunrise walls do this after old pipe pinholes. Bleach on the paint just wets the plaster again.

We contain the room so plaster dust stays put, take off the colonized wet portion, and dry the lath bay before anything goes back. Sound plaster can stay. If the leak that wet the wall is still active, the return path is open and the next coat fails the same way.

East Vancouver drain damp is the basement mold return path

East Vancouver basements sit low, and a hard rain can push water up the floor drain. That moisture wets the bottom of the wall and the crawl beside it. People mop and close the room. The plate stays damp, and mold uses it. The drain is the feed, not a stain you can scrub.

Fogging the basement doesn't clear a drain that surcharges again. We contain the wet zone, remove colonized board and insulation, and dry the cavity. You also need the backup path dealt with, or the next storm wets the same plate and the mold has its return path back.

Marpole garage moisture at the slab edge is a return path

Marpole garages take lane water when the street can't shed a storm. The slab edge stays damp, the wall bottom takes it, and mold shows behind the baseboard or under a mat. It feels like a garage nuisance. If that wall backs onto a room, the moisture is already in the house.

We don't fog the garage and leave the slab wet. Colonized board and trim come out under containment, the concrete gets dried, and we tell you if the lane grade is still sending water at the wall. That's the return path. Bags alone won't keep it from coming back.

Questions about mold remediation in Vancouver

Why does a Kitsilano crawl smell again every summer?

+
The crawl never really dried. Marine air keeps the dirt and the joists cool and damp, and Dunbar and Mount Pleasant houses with the same floors do this too. Wiping the wood or fogging the hall leaves the moisture in place. We tent the hatch, bag the fuzzy batts, and push air across the bays. If the soil stays open, that return path feeds the next colony.

Can you remediate Dunbar plaster without tearing all of it out?

+
The dry, sound plaster stays. The portion that's colonized and still wet comes off, because the moisture is in the lath, not on the paint. Hastings-Sunrise walls with a slow pipe leak work the same way. We contain the dust, dry the bay, and stop the leak. Fogging the room doesn't reach the back of the plaster.

Is an East Vancouver drain smell mold, or just a musty basement?

+
If the basement plate or the crawl stayed damp after a backup, it's often mold using that moisture. Mopping the floor doesn't dry the cavity. Marpole garage edges do a quieter version of the same thing at the slab. We contain the wet zone, remove colonized material, and dry it. If the drain or the lane water returns, so does the mold.
