Storm Damage Restoration in North Vancouver

North Vancouver storms are November rain on steep streets. A blocked culvert, a well, a skylight, or wind under an eave can fill a lower floor in one night.

Lynn Valley, Deep Cove, Lower Lonsdale, Edgemont, and the rest of North Vancouver

Lynn Valley and the upper streets take more rain than the rest of the region. A culvert or a well that cannot keep up fills a daylight basement before the storm is over. Deep Cove, Edgemont, and Capilano add wind at glass and up under the eaves. Norgate is lower and still wet, with less slope and more slab. Lower Lonsdale takes podium drains and parkades, which is a different expression of the same sky.

We start while it is still raining. Indoor extraction does not wait on a calm day to tarp.

Lynn Valley culvert and the daylight basement it filled

The outside inlet comes first: divert at the culvert or the well if we can, then extract what already entered. The municipal culvert is the city's. The water in the house is ours. The uphill wall and the walk-out both get checked, because slope water does not sit in a neat rectangle.

Capilano houses with the same daylight layout get that outside-then-inside order.

Deep Cove skylight and the vault insulation above it

Wind and volume find the curb, and the fill above a vault is wet before the drywall sags. If the lid is sagging, get out from under it and call. We open the vault, remove that fill, and cover the curb when the roof is safe.

Edgemont vaults do this in the same months. The stain at the bottom of the slope is below the hole. The hole is at the curb.

Edgemont eave where wind drove rain up under the roof

Exposed streets push water under the eave and into the top of the wall. The ceiling at the exterior is the clue, and the cavity above the window is part of it. We open both, and we cover the eave detail if a crew can work it.

Worn cedar and shingles on these streets open in this weather. We cover. A roofer replaces. November wind means we pick the moment, and we do not wait for July to dry the bay.

Lower Lonsdale podium drain during the same November rain

Suites and parkades here take a building drain, not a culvert on a gravel shoulder. We dry the indoor suite, name the drain, and keep a parkade ramp as its own inlet if that level is also wet. Norgate slabs are the lower, non-tower version: grade and a flat lot, still this storm.

A stack from a suite above is a plumbing event that can coincide with the rain. The lid tells you if the water came from the roof drain or from a neighbour's line.

Questions about storm damage restoration in North Vancouver

Lynn Valley culvert is blocked and the basement is rising. City or you?

+
Both. We take the water in the house. The municipal culvert is the city's to clear.

Deep Cove skylight in a storm. Is it safe to stand under it?

+
Not if the lid is sagging. Move out from under it, then call.

Do you cover North Shore roofs in November wind?

+
When it is safe to be up there. The water already inside does not wait on perfect weather.
