Storm Damage Restoration in West Vancouver
West Vancouver storms arrive sideways. A roof detail that survives a sheltered yard fails on an exposed slope, and the stain is not under the hole.
Horseshoe Bay, Caulfeild, and Sentinel Hill take the wind. Ambleside and Dundarave take it closer to the water, on older roofs and at window heads. The British Properties take volume down long driveways into lower levels, plus valleys and skylights on complex roofs. Flat sections pond. The ceiling that stains can be a room away from the opening.
We cover what is still open and we open the wet bays, not just the brown ring. Wet insulation does not wait for the roofer's week.
Caulfeild window head leaking sideways in the wind
The wall cavity is in the loss, not only the lid beside the glass. We open the wet studs, dry the head, and cover the exterior detail when it is safe. Ambleside houses closer to the water get this at older windows that face the weather.
A roof valley in another part of the house stays a second opening. Wind can find both in one night.
Sentinel Hill valley on a roof with several planes
Multiple roofs, one storm. We map which plane leaked, because a tarp on the wrong slope does nothing. The indoor bays follow that plane, including a ceiling that is not geometrically under the hole.
Skylights on the same house get a separate look. Flat sections that pond get named as flats, not as the valley, if that is where the water sat.
British Properties driveway into the lower level
The lower floor can flood from grade while a skylight leaks upstairs. Same storm, two scopes. We pump the lower level, look at the drain at the uphill wall, and treat the skylight as its own opening with its own wet insulation.
Millwork on that lower level gets the back checked if the water reached it. The roof cover does not dry a cabinet.
Horseshoe Bay eave and the temporary cover until a roofer attends
The cover buys time. It is not the finished roof. We set it when the wind allows, pull the wet fill from the bay, and leave the indoor dry running. Dundarave low roofs with a shorter attic show the stain faster, and the same split applies: cover now, roofer when the weather lets them build.
If the wind is too much to be on the slope, we say so and we still handle the rooms.
