Storm Damage Restoration in Vancouver
Vancouver storm damage is a long rain. Dormers, chimney flashing, flat-roof drains, and lane garages stay wet because the air never really drops.
Kitsilano, Dunbar, and Mount Pleasant character houses take chimney and dormer leaks that would quit in a dry climate and do not quit here. The attic is wet before the bedroom ceiling lets go. East Vancouver and Hastings-Sunrise add a combined sewer that surcharges in the same weather, and that basement is a different outcome from a dormer. Marpole lane garages take street water. Walk-up flat roofs fail when the drain clogs.
We start the indoor dry while it is still raining. A sunny day is not the start gun. Extraction with no drying is the second call, two weeks later, when the plaster smells.
Kitsilano dormer wetting the attic before the bedroom
We want the water out of the attic and a cover on the dormer if we can reach it safely. Cedar shake and worn shingles open beside chimneys on these roofs. A roofer does the permanent flashing. Plaster that is sagging comes down. New plaster waits until the lath is dry.
Dunbar houses with the same dormers follow that order. The bedroom can stay in use if the lid is still sound and the attic work stays isolated.
Mount Pleasant chimney flashing into a top-floor bay
The leak is at the metal, and the stain is a bay or two over. We open the wet lid, pull the fill, and cover the flashing detail when the roof is safe. Paint on the ceiling without that step leaves the bay wet through the next week of rain.
Character plaster fails in heavy pieces once the keys are soaked. Scoring and taking the wet section is safer than waiting for it to drop.
Hastings-Sunrise flat drain on a 1960s walk-up
Leaves in the drain put water across a top-floor suite. The drain has to be cleared or every indoor dry is temporary. We name it, open the wet lid, and dry the suite. The building owns the drain clearing if it is a common roof.
East Vancouver basements in the same storm may also take a floor drain. That is a second inlet. The roof note and the sewer note stay apart so the claim does not blend them.
Marpole lane garage after street water crossed the slab
Overland water in a lane garage carries street dirt. The suite attached to it gets checked, because the slab is often one plane. Vinyl comes up where the water travelled in. Pictures of the lane grade and the threshold show the inlet.
A dormer leak upstairs and this garage water are not one repair. Same weather, two ways in, both written down.
