Appliance Leak Cleanup in New Westminster
A renovated Queens Park dishwasher wets original fir under new cabinets. Sapperton laundry wets the bottom of the plaster.
Queens Park, Glenbrooke, and the Queen's Park fringe put a modern dishwasher against floors and walls that are much older than the cabinet doors. The new box is what you see. The fir underneath is what cups. Sapperton and the West End put laundry in the basement, against plaster and a cool slab, and a hose flood climbs the lath past the line you can see. Uptown in-suite machines hit the suite below through the stack.
The appliance is the start. The old materials are the loss. We meter the fir before a new cabinet is scrapped, and we take the plaster skirt only where it is saturated.
Queens Park fir under cabinets that were installed last year
We care about the old floor more than the new door. The dishwasher comes out, the kick is read, and the fir subfloor is metered before anyone orders a kitchen. Particle kicks that swelled are cut. Fir that can dry in place stays, if the water was clean and we are in the same day.
Glenbrooke renovations with the same new-on-old pattern get the hall boards checked. Fir carries a dishwasher weep farther than the kick.
Sapperton washer against the bottom of the plaster
Moving the machine is not the repair. The slab and the lower plaster are. The skirt comes off where it is saturated, and the height of that cut follows the meter, because water wicks up the lath. West End basements with laundry at the slab get the same lower-wall opening.
A full wall comes off only if the wet area demands it. A dry upper wall stays, and the patch happens after the bay is dry.
Uptown in-suite machine and the lower ceiling
Shut your valves. The suite below still needs the lid opened along the wet run. We document both units when we can enter them, and we name the lower unit when the door is locked. The strata will have a view of responsibility. The path is what we can show.
Concrete stays. Swollen board on their ceiling does not.
Queen's Park fringe fridge line behind plaster that blistered late
Old walls hide a slow fridge leak until the plaster blisters. Pull the fridge. Leave the blister. Paint on it traps the water in the keys. We open the wet plaster back to sound material and dry the lath before any skim.
A sudden hose in a basement and this slow fridge line should not be written as the same afternoon. The materials tell you how long it ran.
