Flood Restoration in Pitt Meadows
Pitt Meadows flood water is the sump and the water table on a flat lot between two rivers.
This city sits on the floodplain between the Pitt and the Fraser. Downtown, Bonson, Central Pitt Meadows, Meadow Gardens, and the Pitt Polder edge all live close to a high water table. When the ditches are full, the lot does not drain, and the water looks for the sump and the basement stair. Harris Road floods at the door of low houses and low shops. There is no tower and no hill basement to confuse it with.
The water can look clean at the first inch and dirty by the time it has crossed the floor and the pit. We class what it became. We pump, remove floor coverings that sat in it, and dry against a water table that is still there tomorrow. If the discharge line is full, the pump is recycling, and more runtime is not the restore.
Bonson sump waterline when the discharge line was already full
A sump that discharges into a line that is already full dumps the water back into the basement. We photograph the pit and the line, then we pump with a discharge that is not fighting that loop.
Downtown and Central basements with the same pits get that check on the first visit. Finishes do not go back on a slab that will be wet again the next time the pump short-cycles. We will say if the pump situation is not honest enough to rebuild on.
Meadow Gardens floor waterline under carpet and vinyl
Carpet and pad come out. Vinyl comes up. The concrete underneath is metered, because a damp slab keeps feeding moisture into a new floor. The waterline on the wall tells us how high the board has to be cut.
Meadow Gardens and the polder edge are the same floodplain physics even when the houses look different. We do not leave the pad because the water "seemed clean at first." It crossed a floor and a pit. That is the category we use.
Pitt Polder crawl waterline on joists above wet soil
Standing water gets extracted. The soil is named as the moisture source. Insulation that hung in the water comes out. Joists get air in the bay, and they get a reading, not a glance.
A crawl on this floodplain can be wet without a pipe ever failing. That is still a flood restore if there is standing water and wet wood. It is also a reason to talk about the ground and the pump before anyone closes the hatch and calls it done.
Harris Road shop waterline at a low door on a flat grade
Retail and small shops flood from grade and from flat roofs. The buildings are low. The door is the inlet when the street or the ditch is up. Contents come up first. The threshold is photographed before anyone lays a mat over it.
A roof drain in the same unit is a second inlet. We keep the door flood and the roof flood separate if they are separate. Low buildings do not have a basement to hide the water. The floor you sell from is the floor we dry.
