Mold Removal in West Vancouver

Crews open finished lower walls and lift millwork in Ambleside, Dundarave, and the British Properties during mold removal in West Vancouver.

Ambleside, Dundarave, British Properties, Caulfeild, and the rest of West Vancouver

Ambleside finishes cover a colony on the framing of a lower level cut into the slope. Dundarave, the British Properties, Caulfeild, Sentinel Hill, and Horseshoe Bay hide it the same way, behind board and built-in millwork. The paint looks fine because the finish is tight. We pull the panel, bag what is colonized, and HEPA the cavity. Millwork that has swelled or grown a colony leaves. Sound millwork comes off carefully so it can return later, once the bay is actually empty of mold.

Millwork goes back only after the cavity behind it is clean and dry. The visit itself is still the takeout. Containment poly, negative air, cut lines, and sealed bags down to the truck. Sentinel Hill and Horseshoe Bay panels leave the same way once the cavity is the colony. Sound millwork waits outside the poly until the bags are on the truck. Fogging behind a panel that stays on the wall is how the colony gets a new coat of paint over it.

Ambleside lower wall bag-out behind a finished slope room

Ambleside lower walls come off where the colony sits on the framing behind a tight finish. Poly goes up before the first panel. Negative air holds the room. We cut to a line in clean board, bag the sheets and the batts, and HEPA the studs that stay.

The finish hid the growth, so the paint face is not the guide. The guide is the cavity. Bags leave sealed, down a protected path. What leaves the house is that colonized board and fill. A hard stud stays, vacuumed, and the room outside the poly stays as we found it.

Dundarave millwork bag-out once the cabinet run is clear

Dundarave millwork comes off the wall before we cut the cavity behind it. Pieces that are colonized or swollen leave in bags and do not go back. Sound pieces are set aside, wrapped, and kept out of the dust. Then the board and the batts behind them get the bag-out.

Negative air and poly hold the lower room. The cut line is in clean material. A HEPA vacuum finishes the framing that stays. The bag-out is both the ruined millwork and the colony it was covering. Leaving the cabinets on and spraying behind them keeps the mold in the wall.

British Properties cavity bag-out under poly and negative air

British Properties lower levels get a full contained cut, because the finish is good enough to hide a wide colony. We hang poly, run negative air, and open the uphill wall to a marked line. Board, batts, and soft plate lengths go into bags inside the zone.

Sentinel Hill rooms with the same buried wall follow that bag-out. Framing we are keeping gets a HEPA pass while the poly is still sealed. Bags leave by the garage or the lower door, sealed. The rest of the floor finish stays covered. The takeout is the cavity, not a touch-up of the paint.

Caulfeild panel bag-out where the finish hid the colony

Caulfeild panels come off when the colony is on the back and on the framing. We contain the room first. Negative air runs while the panels and the batts go into bags. The cut stops in clean board. A HEPA vacuum takes the dust off the wood that will stay.

Horseshoe Bay lower rooms hide the same way, behind a finish that still looks presentable. The bag-out does not wait on a stain. If the cavity is colonized, that material leaves. Spray and a new panel over the old growth would put the mold back in the dark.

Questions about mold removal in West Vancouver

Do you tear out Ambleside millwork that is still sound?

+
Sound millwork comes off so we can reach the cavity, and it can go back after the bay is clear. Swollen or colonized pieces leave in bags and are part of the takeout. The board and batts behind the run leave on a cut line under negative air. Poly keeps the rest of the lower level clean while that happens.

Why open a British Properties wall that still looks fine?

+
The finish is tight, so the colony can sit on the framing with no stain on the paint. Once we know the cavity is colonized, the panel comes off inside poly and the material leaves in bags. A HEPA vacuum handles the studs that stay. Painting the face leaves the mold exactly where the finish was hiding it.

What leaves a Caulfeild or Horseshoe Bay lower room?

+
Colonized panels, the batts behind them, swollen millwork, and any plate that has gone soft. Bags are sealed in the contained zone and carried out. Hard framing gets a HEPA vacuum and stays. The cut line is in clean board. The room outside the poly is protected, and it is not where we stage loose debris.
