Burst Pipe Water Damage Repair in North Vancouver
District houses split copper in exterior walls that actually freeze. Lower Lonsdale fails between floors, in a stack.
Lynn Valley, Edgemont, Capilano, and Deep Cove see real cold on the outside walls, and older copper in those walls is where a winter split shows up. The insulation freezes, then thaws into the bay, and the interior paint is the last thing to change. Norgate adds lines at slab level, where the water travels across concrete instead of down a hill wall. Lower Lonsdale is a riser and a ceiling in the suite below.
A plumber stops the line and says what failed. We open the wet bay, pull the soaked fill, and include a vaulted lid if the supply ran overhead. The lower suite in a concrete building cannot wait until morning if water is still arriving.
Edgemont exterior wall after a freeze opened the copper
We open the interior side of the cold wall and take the insulation that is wet or matted. The cut runs to dry studs. Stucco stays put unless the pipe is outside the drywall, and that cladding is a different trade.
A cold snap makes a freeze likely. The plumber still has to say what failed, because a rubbed fitting looks like a freeze in a photo and it is not. Capilano walls of the same era get that same interior opening.
Lynn Valley daylight laundry against the retaining side
A burst beside a daylight-basement washer hits the slab and, if the machines sit on the uphill side, the finished face of the retaining wall. We open the wet board on that face and check how far the water ran toward the walk-out.
Deep Cove houses with the same lower laundry follow that path. The room dries faster than the concrete behind it. Readings stay on the wall until the concrete stops feeding the cavity.
Norgate slab-level supply running under the floor finish
Lines at the slab show up as a soft floor, not as a blister high on the wall. We lift the finish along the wet run and put air on the concrete. There is often no crawl under these floors to hide the water in.
The plumber traces the line. We keep the opening matched to the wet concrete, including a hallway that looked unrelated when you called.
Lower Lonsdale riser and the ceiling under it
Strata access is the first phone call after the main is off, if the building has a common riser. We open the wet lid in the lower suite, pad the elevator, and keep a contained path for the board. The corridor gets checked when the chase is shared.
Night calls are normal here. Water in the suite below does not pause for business hours. The upper unit is named in the notes even when we cannot enter it yet.
