Mold Removal in Delta
Crews pull damp Ladner slab-edge baseboards and bag North Delta crawl fill plus Tsawwassen wall sheathing during mold removal in Delta.
Ladner slab edges feed mold into the back of the baseboard and the bottom of the wall board. That trim and that paper leave in bags. North Delta, Sunshine Hills, and Annieville add crawls and basement walls. Joist fill comes up through the hatch, and fuzzy basement board comes off on a cut line. Tsawwassen and Boundary Bay lose sheathing and the wall at the window head, where wind pushed rain in and the cavity grew a colony. Annieville hatch bags are sealed in the bay and passed out, same as North Delta. Sunshine Hills board leaves on the cut line, batts and all, under negative air. Boundary Bay sheathing leaves in the same bags as the interior board we cut to reach it.
Trim goes back on only after the slab edge is clean and dry. The same hour we are still bagging what came off. Negative air, poly at the door, and a HEPA pass on the faces that stay. Spray is not the bag.
Ladner baseboard bag-out where the slab edge stayed damp
Ladner baseboards come off because the colony is on the reverse and on the gypsum behind them. We bag the trim, cut the fuzzy board on a level line, and bag that too. Negative air holds the room. The slab edge gets a HEPA vacuum once the paper is gone.
There is often no crawl to open on these flat lots. The bag-out is the floor line, out the door in sealed bags. Poly keeps the next room clean. Hard board above the cut stays. Wiping the painted face of the trim leaves the growth on the slab side.
North Delta joist bag-out through a low crawl hatch
North Delta joists lose colonized fill through a low hatch. Poly rings it. Negative air pulls in. We bag the batts in the bay and pass them out sealed, then HEPA the wood that stays. Soft ends are cut back and bagged on their own.
Annieville crawls with the same low access use that bag-out. The house side stays clean because nothing loose crosses the floor. What leaves is the fill and the failed wood. A spray into a tight crawl leaves the batts hanging on the joists.
Sunshine Hills wall bag-out of colonized basement board
Sunshine Hills basement board comes off on a cut line where the colony climbed the paper. Batts behind that line go into bags. Negative air holds the room and poly guards the stair. Studs that stay get a HEPA vacuum before we drop the plastic.
The plate leaves where it is soft. A hard plate stays, detailed under the vacuum. Bags go up sealed. This is a wall takeout, the same day, and it stops at clean board. We are not opening the whole basement because one wall grew.
Tsawwassen sheathing bag-out after wind drove rain indoors
Tsawwassen walls at the window head lose the colonized sheathing and the interior board once wind-driven wetting has fed the cavity. We contain the room, cut to clean material, and bag the sheathing, the batts, and the gypsum. Negative air stays on.
Boundary Bay heads get that same bag-out when the colony is in the wall, not just on the paint. A HEPA vacuum finishes the framing that stays. The bags leave by a protected door. Spray on the interior paint leaves the sheathing exactly where the rain left the mold.
