Commercial Water Damage Restoration in West Vancouver
Marine Drive and Ambleside shops flood at the door and from low roofs. Parkade ramps under the building are a separate inlet.
Dundarave and Ambleside retail take threshold water in a hard rain and roof drains on low commercial lids. Horseshoe Bay adds wind at the storefront. Parkades under mixed-use buildings take the ramp, and that water is not the shop roof until someone shows a connection.
The finishes and the inventory are where the money sits. The concrete still has to dry before the doors open for a real trading day. We will not set product back on a wet slab to protect a Saturday.
Ambleside threshold after rain crossed the sidewalk
Contents go up, the floor is dried, and the sidewalk inlet is in the pictures. A Saturday start is normal. Reopening is a reading. Caulfeild and Ambleside rooms with stone or tile still hide a wet bed, so the pretty floor is not proof the slab is done.
Staff can often prep in a dry back room while the front floor finishes. We mark the line so nobody restocks across it.
Dundarave low roof with no attic over the shop
The commercial lid is the roof. We name the drain, open the wet ceiling, and keep the sales floor clear. Sentinel Hill and Dundarave shops with that low assembly do not have a joist bay you can ignore above a T-bar.
Leaf debris at the drain belongs in the note. It explains a sudden lid in a building that was fine last month.
Horseshoe Bay wind at the storefront wall
Wind-driven rain wets the wall at the glass and then the floor at that edge. We dry that wall and the floor together, and we note the flashing or the frame. A roof drain in the same storm gets its own line in the log so the two are not blended.
Inventory near the glass is the first contents list. Shelving in the dry half of the shop stays described as dry.
Parkade ramp under Marine Drive mixed-use
Under-building water is its own inlet. If the shop and the parkade are both wet, tell us. We keep the photos apart until the path connects. British Properties has little of this street retail. The Marine Drive and Ambleside buildings are the ones with the ramp.
The strata log includes the ramp level, the shop lid, and the hour the equipment ran. A full retail inventory, with values, is still yours to complete. We photograph and separate contents from structure.
