Mold Removal in Maple Ridge
Crews bag bare-soil crawl fill at Websters Corners and cut Albion and Silver Valley bottom plates during mold removal in Maple Ridge.
Websters Corners crawls give us mold on joists over soil that was never covered. Older lots through Hammond do the same. The fill, the debris, and any soft wood leave in bags. Albion and Silver Valley are the plate jobs. Water sat at the bottom of a finished basement wall, and the paper and the plate line are what we cut out. Town Centre basements lose that same lower band when the colony is on the board. Town Centre bags are the lower wall only, paper and batts, up a taped stair. Hammond hatch bags are sealed below and come up without dragging loose fill across the fir. Albion and Silver Valley strips go into bags at the cut.
New insulation waits until the joists are clean and dry. Then the takeout is done only when the bags are on the truck. Poly keeps the house side clean. Negative air and a HEPA vacuum do the rest. A fog in the crawl leaves the colony on the wood.
Websters Corners joist bag-out over bare soil in the crawl
Websters Corners joists over bare soil lose the colonized fill and the debris that feeds it. We bag in the bay, seal the bags, and pass them out the hatch under negative air. Poly keeps the house side clean. Hard joist faces get a HEPA vacuum.
Older lots with the same open ground follow that bag-out. Soft wood leaves. The soil itself is not a bag of dirt we haul for show, but anything growing on the wood comes off and goes. Spray in a bare crawl leaves the colony sitting on the joists.
Albion bottom plate bag-out after water sat at the wall
Albion plates leave on the lengths where water sat and the colony took the wood. We cut the board on a level line, bag the paper and the batts, and bag the plate where it crumbles. Negative air holds the basement. Poly runs to the stair.
A hard plate stays and gets a HEPA vacuum on the faces. The bag-out is that lower band, on the truck the same day. New board is a later step. This visit is the material that has to leave before anyone thinks about closing the wall.
Silver Valley cavity bag-out of board and wet batts
Silver Valley cavities lose the board and the batts where the colony climbed the uphill wall. We mark the cut in clean gypsum, hang poly, and keep negative air on while the strips are bagged. Sound studs are vacuumed under negative air before anyone drops the barrier.
Town Centre basements with a colonized lower band get a shorter version of that bag-out. Trim that is fuzzy leaves. Clean wall above the line stays. Bags go up the stair sealed. The finish that was closed over the growth is part of what leaves.
Hammond crawl debris bag-out before the main floor opens
Hammond crawls are bagged before we open anything on the main floor wider than the hatch. Poly rings that opening. Negative air pulls down. Fill, debris, and soft wood go into bags below and come up sealed, so the fir upstairs never takes the dust.
Joists that are still hard get a HEPA vacuum in the bay. The bag-out path is hatch to outside, not hatch to kitchen. We are removing what grew on the wood over open ground. A spray and a closed hatch would leave that growth exactly where it is.
